Re: New bus service Hua Hin to Bangkok, Don Muang, Mor Chit

Sombat Tour bus terminal in Bangkok is at Vibhawadi Rangsit soi 13 (more or less opposite Central Ladphrao) - the location is clearly marked on the map at the ticket office window in Hua Hin bus station or Google 'Sombat Tour' and you will get a map showing the location. From the terminal to Don Mua...

Re: Tick Problem

You can buy a plant based liquid from the store at the Kasetsart University Veterinary Hospital which is safe to use around the home and I've found to be very effective when used regularly. I haven't got a bottle handy to tell you the name, but the staff there will know the stuff - about 350 Baht a ...

Re: Consumer rights department..?

8 years ago I bought a European manufactured car from the main Thai dealer for that marque in Bangkok. Great car in general, but a significant number of minor faults, rattles, trim problems cropped up that should not have in a car costing THB 4M+. These should have been dealt with under the warranty...

Re: Current land transfer tax

Hi JingJoe, Recently had the figures I quoted on our previous thread for 'Selling Condo, buying house -tax implications' confirmed by my local land office - the tax and 0.5% Stamp Duty were assessed on the Government Valuation (which in my case was about 60% of market value) and the 2% Transfer fee ...

Re: Any Capoeira here. Do you play

Viainhh, There is a Bantus Capoeira in Bangkok who I have seen demonstrating their art at various sites around the city - looks like great fun - maybe they could put you in touch with someone. Haven't got their contact, but shouldn't be too difficult to find online - they're based in Times Square, P...

That is indeed a good price - as long as you don't mind the 13h 20m transit in Colombo!

Actually it's 5 years - and I'm not sure how a castrated lamb got in there! 'whether'!

Re: Selling condo and buying house - tax implications?

JingJoe, Sorry, just noticed the 0 - 150,000 exemption does not apply on property sales, so I guess you'll have the 5% to contend with after all! As a general rule of thumb when selling a property here figure on 10% of the sales price in fees and taxes as a ball park figure and you'll not be far wro...

Re: Selling condo and buying house - tax implications?

Dear Mr. Moderator,

Not sure why JingJoe's thread has been incorporated into mine!

Actually 2 different subjects - although similar, granted.

Perhaps now a more encompassing title might be 'Selling property - tax liability'.

Respectfully; might it be possible to change it thus?

Re: Selling condo and buying house - tax implications?

JingJoe,

Just had a quick look at the figures you quoted - 7 years, 1.8MBaht

Looks like you would be below the tax threshold anyway!

Happy days!

Re: tax on sale of property

Hi Jingjoe, My understanding is you will be assessed on the full sale amount, or the Government Assessed Value of the property, not just the capital gain. (for simplicity below I'll just refer to 'Sale Price'.) There is a scale of allowances from 95% to 50% of the sale price, depending on the number...

Re: Anyone interested in playing badminton, beach ball

My boyfriend plays Badminton 4 / 5 nights a week in Bangkok and is hoping to find some keen partners / opponents when we move to HH shortly. Interested in any info on good courts / clubs that turn up here.
