My mum comes for 3 months every year (she's 93). The first time she was here and saw a broken paving slab, her remark was "Someone needs to report that to the council"! She couldn't understand why I was laughing.

Some of these 'party houses' are very loud. A coach turns up and it goes on all night.

The original cap was revoked when the junta took over. The new cap was announced on Tuesday and expected to be endorsed this week.

I think the cap of 30 baht has been in place for some time since the oil prices went crazy some years ago. The government 'takes back the debt' when oil prices come down.

I'd forgotten that bit. Yeh, you do need to have a certified translation of the marriage certificate for the UK.

You are correct in your first assumption. A marriage here is equally valid in the UK. There is no need to register it at the embassy, if indeed you are able. The main ruling applies to short term rentals, regardless of whether it is BNB or someone else. Whilst only condos have been mentioned so far, I wonder if this also applies to houses. If it does apply to houses, this could be the way to close down party houses, which would be a good result. Illegal...
