buying villas

Reading the HH observer I see a definite No about farangs buying properity in Thailand, or statements about the fact that it's not easy, be carefull etc. etc. However on other sites I see statements like just bought a villa in HH making it sound like no big deal. Are these in fact condos ? What's the deal?
