You should be able to find something nice for about 10,000Tb, but I am not really an expert.

There are small Thai style townhouses available in Bor Fai.
Units like this typically rent to Thais for 2-3000 Bt per month.
I think many of them are 1 bedroom but maybe also have 2 bedroom units.
You can always install your own AC, and then remove it when you leave.

These Thai style small one level townhouses are located throughout Hua Hin, and I know of a falangs that have lived in them. 2 story centrally located townhouses with 2 or 3 bedrooms can be found for 10,000 Bt.

Thanks guys so much for the help! a 2-3 bedroom house would actually be great as I may have a buddy coming with me. Also, the 10,000 baht per month is exactly in the price range I am looking for. Good to know. Thanks again for the great help

Deals can be found. For example, I have a friend who wants to rent out his 3 bedroom, 2 bath, bungalow, not a townhouse, for 8000 BT. I don't want to breach the rules here and so I cannot say more than that.

Best way to find a deal like this is to drive around the area you are interested in, as there are signs on the front gate if they are available. You can also peruse the ads, but I find the best deals are to be found by getting out and looking around.

Don't Webster have a deal with the VIP Condochain on Petchkasem, opposite the new Fly Now?

It's quite a nice place, two swimming pools - half a beach and quiet. Maybe about 5Kms from town?

I'm pretty sure there is a Webster bus runs from VIP every day.

You guys are great thanks so much for the help! yes webster has a deal with some apartments but I was hoping for a house just because the only income I will have while there is the money from my GI Bill and renting a house w a buddy would be cheaper than the webster apartments. Also, I may be bringing my Gf and im pretty sure she would not be aloud to stay with me in a webster apartment?
