I lived West of the town centre for 4 years, North of the town at soi 6 for 2 years and now 30 mins South at Dolphin Bay for 1 year. My preference is South because you have great beaches and no traffic, excellent choice of restaurants that are considerably cheaper, more Thais and less farangs and an easy access Tesco with no parking issues.

I can avoid HH at the weekend and school times when it's so choked with traffic now it has become a pain. If I want to get pissed and go to karaoke then a guest house costs me 500 baht for the night!

Give this newbie a break, local knowledge is very helpful in making some decisions for example some soi's can flood and others have ext ream water shortages, some development need to be avoided at all cost with piss poor construction.

Maybe the open poster should tell us his criteria and needs and maybe he might get some more constructive comments.

I for one am really interested in people's opinions on why there soi is say far better than ten soi's up the Petch road.

For example soi 80 vs soi 90 or maybe even soi 6. :thumb:

I agree with Kendo, if your going to spend time writing something, make it useful, if not why bother.

I agree too (yet I'm one of the worst on occasions :oops: ). I wasn't having a go when I answered. I was simply asking for more info to be able to direct the poster in the right direction. Regardless... without knowing his preferences/lifestyle, as another poster has said, people in the know can steer him clear of flood hit areas or things like water shortages and stuff. I didn't actually think of that aspect myself beforehand but can't help either as I really don't know.

Kendo is spot on.
Ok op, armed with little i will do what i can. The closer too HH is more expensive, as soon as you are west of the rail tracks the cheaper it is. One earlier post was wise rent first, it will save you in the long run.
Rent for a decent townhouse, will cost no more than 20k baht a month.Cars are great, and safe.But a bike will get you there faster and cheaper[be safe of course wear a helmet]
I live north of HH and am happy eating market food and buying sing to take home[gin is cheap here to]
So i live in a nice home about 13.1 kilometres to town, it's very out of the way.But in 3 mins i can be at a shop, its one third the cost of in town, too buy. Maybe good luck/ or good manegement i am not sure. You need not fall into the rush too buy, as if you look around for 6 months you will find what YOU like. For me not being in the city works.But it may not be your cup of tea.Also Cha-am is good but the influx on weekends is as bad as HH.Also if you like the bar girl thing its a bit slower shall we say. Also out abit you will get a little bit of land if you have a pet [not a bar girl pet]
Anything else most of us can answer, or we will answer direct questions better.Oh also look at not so much flooding, but how often you receive water. Here we have the mains [when it's on] feed a tank then a pump powers your house. During the dry times here you maybe get water every 3 days, so make sure of this and big storidge incase. And if you relie on the internet for work don't.Those stocks move way faster than the net here. Right now i am getting 873 kbps, not to bad but when it rains, or schools out bad news. Anything i have missed one of the lads will answer [or ladyies] cheers

Much better guys, helpful local knowledge. Jimmy40, thanks for the tip about limited water supply in dry times, I was not aware of that. In BKK, we never had a problem with water supply as we had mains water feeding a massive-1,000 litre??-tank. I have a visceral hatred of renting; when you rent, you're paying someone else's mortgage instead of your own, and anyway, I plan on paying cash-no debt to service, so cheaper in the long run. The properties We've been looking at tend to be "10 mins from town centre" (agentspeak!), and within 4 klms of the coast, but I also was not aware of localised flooding, tho' I guess with the hills just inland I might have missed a trick there! Our budget is under 5 m, and I tend to lean towards, 'built', rather than, 'being built' or-aarrgghh!! 'off plan'. Any thoughts?

You can view renting like that, if you like. But weather you prefer buying or renting, it surely makes sense to rent somewhere first and get a feel for the area to make sure you like it. Paying somebody else's mortgage for 6 months is a whole lot better than rushing in to buying a property that you find isn't quite right, which could take you a long time to get rid of.

RE: Flooding
If you are looking at land/house 4 kms from coast, look for pineapple farms close by. Pineapples do not handle water well so will always be in non-flooding areas.
Renting, even for a short time, is still the best idea. IMHO. Housing is hard to sell, so you want to be sure of your area and its unique problems/advantages.
Security and weekend traffic movement (or lack of movement) should also be on the check list of considerations.
I wouldn't have to manage my anger if people could learn to mange their stupidity!

SunandFun and Pleng, you may have a point-better to throw away a little bit of money quickly, than to throw away a lot over several years. I guess a short term rental wouldn't kill me, it just goes against the grain! I feel I know Thailand well, I was in BKK for 4 1/2 years, so I'm pretty well down with the cute/quaint/quirky/bl**dy annoying way that is the LOS, (God bless 'em!). My next question is, can anyone recommend an English-speaking lawyer who's experienced in property sales? I was going to say, "a good, English-speaking lawyer", but that's oxymoronic......don't get me started on lawyers :cuss:

going toward pala u when you get over railroad tracks zoom straight up road toward temple and hill top. to your right will be many streets with mostly thais living there. go up and down streets and there are many homes for sale. i lived all over town and this was the best location. to the left is the royal golf course and hill in front means no traffic. from my house i would glide down the hill to town center, very close. this was my favorite area to live in.

hello again av8er, i don't know how big your fammilly is, but 1000 litres doesn't go far, i have 1500 litres and it's barely enough for me and a 1 girl.
Building is a real pain in the a$%$#, as you will get longer than expected build times.And money blow outs galore. I am glad you are now considering renting, it will save you in the long run. Also buying an existing building is a good idea.They have had time to settle, and you will soon see what the build standard is. Most thai builders fill the land with crappy land fill, and hence new one's that are crap you will see cracks etc. The house i bought was 1 year old, but no one had lived in it, so too me it was still new. And i am glad i done the purchase this way, as it had a leaking roof that damaged the ceiling in the kitchen. Of course i said that needs to be fixed, and i want 5 air con units aswel. So in that price all was done for me. If i bought the house of a plan or whatever i would not have had a safegaurd if you like.And i would be stuck with a healthy size bill to fix everything i wanted fixing. So one month latter i am in a settled house with no problems, and she garrenteed that if anything went wrong in upto 6 months she would repair, which is good becouse there was a drain issue and a hot water issue that she had fixed.No cost to me. As for Lawyers that speek english, there are 2 i know of Pa notary on petchakasem rd, rung office on soi 88. Some one else mentioned on here a while back another one, im sure they will chime in and give further options.

Rung's office is on Soi 80 not Soi 88
