My first post. We are considering buying a resale villas on Palm Hills and interested in opinions from those in 'the know':
a) Location - good/bad?
b) Value for money compared to other areas in Hua Hin and surrounds.
c) Water supply - any issues to be aware of
d) Internet connection - any problems?
e) Future developments in the area - both positive & negative
f) Security and shared facilities - comments
g) Seems many villas in Palm Hills for sale - wondering why and if there is a general trend

We have been living on PH every winter since 2007. There are pros and cons just like living in any community, so to quickly answer some of your questions:
Most of the houses on PH are custom build on large parcels so that may be a negative factor when it comes to re-sell because most people who buy for vacation purpose don't want to spend 25 million and upwards to live just a few months in Hua Hin. I think 50% or maybe even more of the houses are officially or in-officially on the market for sale and many have been on the market since we have been here, the reasons, in addition to the above, is there is a on going dispute about the common area fee charge with the PH properties services, it's a long and complicated story.....also many of these homes were build by the owners at a much lower price and as soon the home is finished they put it up for sale at a very profitable price and wait to see if anyone would pay the asking price, if not, they will just continue to live there until someone comes along....we called it "testing price".
Another negative aspect of living on PH is probably the airport nearby, there is a flying school that flys around all day, depending on where in PH the property is located, i might bother you...
Other then that PH is a wonderful place to live, golf course is right there at your back yard, the property management is doing a good job IMO.
There is never a problem with water supply except when they need to fix the water main, they will shut it down for a few hours but they will notify everyone in advance. We are actually in Cha Am so we get our water supply from Cha Am not Hua Hin, and there is a water treatment plant on site as well. We have probably one of the best water pressure in whole Hua Hin area.
Security is good, in all 7 years here we have never had any problems with break in nor have heard of any break ins on PH, even though many residents think the security is a joke but that is their opinion and this is Thailand and if I want to live in a "gated community" with gun carrying guards, I will go live in Manila.
Although I don't have internet install in the house but I have head positive feedback from my neighbors about internet and I think CAT has fiber optic lines in here and TOT is also installing fiber optic lines.

I have a plot on Palm Hills that was purchased some years before in readiness to build our retirement home. Here are some answers to your question from my perspective.
a) Location - good/bad?
Being halfway between HH and Cha Am on the main Petkasem Road with Macro and Villa Supermarkets and the beach all in close proximity, we think the location and environment is hard to beat. It can take a few minutes driving once inside PH to reach the houses depending on where you live, the further in the more peaceful.
b) Value for money compared to other areas in Hua Hin and surrounds.
Depends on how you quantify “value for money”. If you mean size of land, quality of build and location including environment current discounted resale prices makes property on Palm Hills comparatively inexpensive.
c) Water supply - any issues to be aware of
We have no first hand knowledge of water supply.
d) Internet connection - any problems?
We have no first hand knowledge of internet connection.
e) Future developments in the area - both positive & negative
When we purchased our plot one question we had was whether in the future the golf course could be built on. We were advised the permit issued was for a golf course only. This is one issue you may wish to confirm with your lawyer. The plots are owned individually. There are building restrictions in place which generally are followed but these are not mandatory.
f) Security and shared facilities – comments
There is currently a dispute between the residents and the new golf course Owner after the Owner decided the golf course would no longer contribute to the cost of common services and jacked up the price of common charges to the residents to compensate for the shortfall. The residents disputed the rights of the Owner to take this action which forced the residents to exercise their legal right to form a juristic person to take over the collection of common service charges and management of the common areas. Much work has been done in this area over the past 2 years and a resolution is expected this year. There are more than a 100 villas on Palm Hills so at any one time there are always some for resale some at discounted prices. You should also check the status of any golf membership attached to any resale.
I hope these answers help in your decision making. Personally I believe that once the dispute is settled and the residents take over the running of the resort Palm Hills will become a very desirable community to live in and a sound investment in the long term.

We are positive about living in PH even with the problems with the new owner of the golf course and property management service but there is hardly any community in HH that is directly on a golf course (the other one is Springfield) and established infrastructure. One other reason for us to decide on PH was the golf membership, nowadays playing golf in HH can be very expensive and all property on PH comes with a family life time membership - new or resale whether you want it or not.
When we bought into PH 7 years ago,there wasn't much developments around HH and PH was considered to be the best and most prestigious, even now with many more new developments to choose from PH maynot be the best but still is considered a prestigious address in HH and the problem with the golf course owner should come to an end this year and the outcome is positive or negative only time will tell. (we are probably the only few who is satisfied with the current situation in PH). This is not an all farlang community, quite a few Thai families from Bangkok live here and many residents are year round residents and there is a good mix of many different nationalities, another reason we like PH.

One thing I would study is How many PH Properties are listed and how many have been sold. Also listing price vs. selling price. If I owned a property there, I would keep a positive outlook and keep my chin up. Since I don't, I can only be suspicious about how long this dispute has been going on and why it has not been settled yet. Why are there so many PH properties for sale and why at such high prices? I am sure it is a nice property development, but the disconnect with the golf course is a BIG RED FLAG and a negative. Good luck on your search.ThaiBrit wrote:Hello

No spreadsheet, as I am not looking to buy there, just my feel and observation. I just know that if you look at any Property Dealer website, you see most of the 15 to 40 Million Baht property listed is at PH. And it has been on the site for a long time. When you are in Hua Hin, visit with several of the property dealers and ask them specifically. Forum Sponsors are your best resource for reliable information. In my opinion, because of the dispute, the property values, resale values, and desire to live there, are suffering. It is a shame that so many "high value" properties are so difficult to be resold. The market for "high value" property is small. Most find, that even though they can initially afford it, and it seems like a good value, they don't need so much space and upkeep expense. The pound, dollar, etc. has lost so much value, etc. Would strongly recommend that you rent one of these properties for three, six or twelve months before you buy one. Then and only then can you know if the area is right for you and is offering what you are looking for. This is true for almost any property but for a "high value" property, it should be a definite requirement. When you live in an area for at least 90 days, you will find out about things that are not visible with site visits. Noise, water problems, noise, convenience, noise, soi dogs, noise, cost of upkeep, noise, use of space, how much staff is required and I could go on and on, but I think you get the point. You can also check at the PH Office and they should be able to give some facts about how many are on the market, value changes, etc. I don't know how reliable they will be given they have a vested interest, but I would certainly research there as well. ThaiBrit, my wife and I spent 6 months searching and looking at properties in the Cha Am and Hua Hin, used 3 different agents and our own searching... We came love the PH community and bought there in May of this year... We are very happy there so far, have spent about 3 months in this house in the past year and have say it is still a great place, zero Soi dogs, no chickens or other live stock sounds..
Yes there are a few planes that fly around at different times of the day, this isn't an issue if you like airplanes, I am a pilot and enjoy them.. This is more of an issue at the maingate area as that is the approach end of the runway...
The property rates on common fees dispute forming a Moo Baan to take over and make the entire process transparent and fair... This is in the final stages and looks to be resolved this year.. Fees will be adjusted accordingly to reflect the actual cost of services... Again not a show stopper for us we were aware of this going in and have been active in joining this effort...

The location is perfect as we can be in HH or Cha Am in a few minutes but able to stay safe and quiet when we chose to....
Security is fine, again a great draw to us for how we like to live, no issues in PH at all that we are aware of and I have had many conversations on this topic with the PH HOA folks, safe and secure with no real intrusion to our life's...
We will be relocating this year to PH permanently and looking forward to it, my wife is Thai and we really like the HH area.... I am willing to chat with you on this offline, I wish you success in your search for a new home....

I'm pretty sure there are properties for rent
on PH. I'd sooner lose a few thousand on rental
than a hell of a lot of money on a sudden impulse.
