The Emerald Housing Development

Does anyone have any info on The Emerald housing development near soi 112. Was looking at the website and the properties seem very inexpensive. Does anyone know if the builders are reputable. Are there any shops, restaurants or bars in the area. Any info would be good as I am coming to Hua Hin in December and think I might have a look with a view to buying if all is well with the development.

What do you class as inexpensive ? Any properties South of Soi 94 are cheap in comparison due to location, location, location and accessibility.

Try driving your car from town to Soi 112 last weekend and you will know what I mean.

Hi jamborab, there are a couple of mom and pop shops close by, but you would need to travel a couple of km to the nearest restaurant/bar.
Its a nice area though. I know a couple of forum members live in the area full time and im sure they will be able to advise you better than I.
Soi 112 is in the process of being upgraded and has been for a while. However there are other routes into town which will also by pass a lot of the heavy traffic.
If you need to travel to Bangkok, airports etc, its easy to jump onto route 4 and also easy to travel south on route 4.

Soi 112 is an area that is and will be developing rapidly in the coming years so even though there may not be much nearby now I suspect in a couple of years it will be more convenient to live there.
My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

As has been mentioned, the area is developing quite rapidly, so it won't be long before restaurants and bars begin opening there. Having said that, soi 6 developed rapidly as well, but Farang style restaurants have struggled, with only one or two still remaining.


There is an Emerald Hill development just across the road from us and it would seem that the houses are of a decent quality. The development itself is also quite nice, although there seemed to be a lot of issues concerning services and etc. To be honest though, most of the problems were due to property owners not paying their maintenance fees.

A few don't pay but they still benefit from the services, including still getting water and etc. When this happens, other home owners feel cheated, which results in even more people refusing to pay, until it reaches a point where there is simply not enough money coming in to cover all the costs, at which point the developer ends up getting the blame for everything. This particular development has just been handed over to the home owners, and my guess is that Emerald Hill developers are well pleased to see the end of it.

They are selling for under 3 million Baht for 3 bedroom/3 bathroom. Thought that was inexpensive if the standard of build is high.

Hi Jamborab, I don’t live at The Emerald, but 2 kilometer up the road on a development built by the same people.
Personal I consider the developer to be reputable. Our development was sold out and is 99% completed.
Looking at The Emeralds website they have around 20 plots remaining, and with high season nearing and the fact they will more than likely have a sales stand at market village, time is running out.
I feel that problems that made during our development have not been made at The Emerald.
In my opinion value for money, bigger plot sizes than other development in the area and at similar price.

Traveller, has already answered your question regarding shops & Restaurants, but I will add, with the widening and resurfacing on the 112, it only a matter of time before many arrive.
