Hua Hin rental prices

Post by migrant »

I know we get a lot of questions on rentals, and with the migrants moving over next year, I'm always fine tuning my budget.

so thought I'd ask if any are willing, please share where you rent, size, amenities, etc

Thanks!

Well Ill kick off cos I'm not shy :)

I live in Condo Chain 9 floors up and located almost opposite the Bangkok hospital

Corner unit with views and balconies facing west and north. Because of the corner location I have a view south west to north east. So view of the mountains to the west and views of the gulf to the east

Large living room with 2 balconies and large bedroom with one balcony. Kitchen area, bathroom with shower and tub. Don't know the dimensions but for a couple it is more than adequate.

Aircon but not used due to height and favourable winds.
Private lease so billed direct for electricity (no condo cut).

Internal inclusive facilities include good pool (not over crowded) sparse gym, corner mom and pop shop. 711 50 metres away

Access to the beach is about 300 metres. Walkable to the centre of town in about 20 minutes.

Condo mix is probably 60% Thai 10% farang permanent residents and the rest rentable either through the condo management or 3rd part agents (cowboys)

Good security, well managed and generally an amicable community if you get to mingle

This is my view entirely. So I stand corrected by any who may want to correct, add or dispute my assessment. Pagey?

Pretty old establishment but solid and very few problems regarding water or power supply. Some units are not up to scratch others have been renovated and very presentable

Hope that helps for starters

Edit: Rental prices? Well that will depend on several factors

Private deal or through an agent
Height and aspect
Size and condition

Bottom end it's around 8K a month. Top end, well I don't know but would hazard a guess at 15 to 25k

We rent a 3 bedroom 2 bath western kitchen, very small bungalow (120 sq mt), but with a decent front yard for the dog. It's on the very west end of soi 94 at 20k per month.

First you need to decide what your priorities are - beach, bars, etc.
motorcycle v. car,
condo v. villa with garden
town centre v. outskirts
security v. integration
furnished v. unfurnished
and so on...

You have the lowdown on a (cheapish?) condo above.
We don't rent any more, but did so around HH and Cha-am for 7 years paying 8-9 k for good-sized 2/3 bed bungalows (single storey detached house) with small to average gardens. Always found by looking and asking around ourselves.

Don't forget that a decent shaded verandah/salah/patio, etc. adds significantly to your living space.

There are still plenty of very pleasant options options in the 8-12k baht range, particularly away from central HH, unless you want top of the range furniture and fittings with a pool, in which case you will obviously have to adjust your budget accordingly.

Decide on your budget then work out what you can afford, rather than decide what you'd really like and then find out it's unrealistic.
This is the way

Very true, after my own heart

I started this to get examples, not only for myself, but the many questions the board gets on rent.

Ok my go.
2 bed townhouse furnished 2 story western kitchen with communal pool 5 mins on a ped to town 20k a month plus power.
I later found out they go for 15k a month and by the way that was on soi88.
Condotell near immigration 1 bed kitchenette nice pool small gym you would need a bike otherwise it would get expensive on travel 9000 a month plus power. You could probably get the same cheaper if you got to the owner.
I also lived at residence 1 off soi 88 it is more like a basic motel room fridge tv separate bathroom small balcony 5000 baht a month, ok if you just sleep there eat out etc. A friend was down the soi in residence 3 I think it was called separate kitchen bath 1 bed furnished small balcony 8000 a month plus power, there is a wait list for these. You can put your name down at the office out front. Down side if you are on level 4 say there is only stairs. Hope that helps

Before moving into our own place, we rented a new 3 bedroom/2 WC town house in Bon Kai, which is easily in walking distance to the centre and beaches.

3 bedrooms had A/C (master bedroom was very large, and could easily have been converted into a 4th bedroom). Very large living area. Kitchen was basic, but functional (gas cooker, fridge etc).

Small back yard and front garden.

11,000 Baht/month.

I rent a 2 bed pool villa in Tub Thai on a long term rental ( 3yr renewable) for 17k per month inclusive of maintenance fees and pool cleaning. 10 mins into town by car. Obviously the further out of town you are the rental prices drop.

A two bed sparsely furnished terrace with no garden in Roowamsook west of Klong road near Glory Palace was just rented for 7,500 plus water and electric at standard rate. It had a new fridge and gas ring. Air con in large bedroom and fans elsewhere. Seems to be a good price as in the short time it was taken within a short time of becoming available.
