This is not a reliable guide. Have paid 85000bht for a very ordinary condo and found out from others renting in the same complex that it is possible to long term rent for half the price quoted, also been stung on Airbnb by HH agents subletting units with a 40 per cent commission

There was a condo just letted long term in our condo on the 7th floor with sea views, golf course views.
2 bed/2 bath, 200m from the beach. I believe the cost was 35,000 Baht/month. I believe there are plenty of condos on the market, so you should have plenty to choose from. 30,000Baht/month-50,000 Baht/month should get you something nice.

When you ask about cost of rental properties in Hua Hin, there is no reliable answer. The prices vary so much. You can pay way too much or get a great deal depending on who you rent it off. I was recently looking in an agencies window and was truly shocked at what they were asking! The best way is to drive around and ask all over the place. This is the Thai way and the way to get the best prices. If you spend a couple of days doing this, you will find the best deal. If you are looking for at least a years rental, you will get much better prices. This thread reminds me a bit of the Hua Hin cost of living thread !
