We are thinking of selling our house in Hua Hin.
I keep reading of estate agents that charge 5% commission for selling a property for someone !
This is way higher than the Uk and i am sure many other Countries
Can anyone please recommend a good agent in Hua Hin who dosen't charge so much ? If not we might be forced to try and advertise / sell it ourselves.
If we decide to go that route could anyone also recommend a good property website we can advertise on

Many agents will take from 3% and up. Our experience was that the more commission you offer, the harder the company works to sell your home. We started offering 3% and only got a visit about once every couple of months. We increased that to 5% and started getting a couple per month, but it still took 5 years and a 30% reduction in selling price to actually sell it. A friend in the same area sold his in a much shorter time and for closer to his original asking price by offering 7%.
So it just depends on how badly and how fast you want to sell it. Unless things have changed in the last few months, there is an inventory excess in both new and pre-owned homes there so it's not easy to sell unless you are offering a deal in both price and commission, and if there are new homes available in the same area at near the same price you will have problems as most people, especially Thais or Thai wives (or girlfriends), prefer a home that hasn't been lived in.

Thanks for the quick reply hhfarang , I guess a lot of it is down to luck , when selling , just finding the right people at the right time.
You would think the agents would still try hard at 3% as that would still be a nice commission on at least an average house.
5 years and a 30% reduction is a hell of a lot ! I really hope it dosent take me that long ..but i know HH is over developed so you never know

if i were selling a house in thailand, i would have my own very basic website just for the house.
you can get a domain name at godaddy.com for like 400 baht.
i would take MANY photos, write descriptions, and add as much information about the house as possible.
and provide as much helpful information as possible about the buying process and land ownership issues in Thailand.
anything to make it stand out against the hundreds of other houses on the market.
then you could add a link to any forum or email. i would email the link to EVERY real estate company and agent in Thailand asking them if they want to sell the house and see what they say.
what country are you from? i would list the house on Craig's list, with a link to the website. i think people respond well to people from their own country.
and Craig's list Thailand, and bahtandsold.

I am from the UK , so Craig s list sounds like a good idea , I am learning about website development as well , so maybe i could make a website with my house on it .
All the agents we have contacted here in HH so far have asked for 5% commission
