Will the price include access, i.e., is the unmade road private? If so, you could have access cut off to the land in the future and have to pay to get to your own land. If you buy property like this make sure you buy the road or that continued access is stipulated in the contract.
I knew someone who bought a plot in the middle of a pineapple field and ended up with no legal way to get to his land.

To answer your question "what is it worth.?" It is worth whatever you or someone else are willing to pay. There are way to many variables to accurately answer this question. But you asked for a ballpark so anywhere from 20,000 Baht to 36 million Baht. Mostly depends on location, access, amenities, infrastructure, etc.
I wouldn't have to manage my anger if people could learn to mange their stupidity!

Agree with the above but one of the most important factors, if you have guaranteed access is location, followed by location.
What can you see? Can you be overseen? Can you get easily to what you need? Is the water and electricity supply easily accessible? Do you need high speed internet connection? All of these will have a value and need to be assessed in any valuation.
Is the land secure or can it be made secure easily. What is the underlying structure, do you need substantial foundations or landscaping to create a home?
There are endless questions and answers that you need to obtain a useful and realistic valuation. In the end, it is in the eye and pocket of the buyer... What will it cost me extra to provide what I want/need.

Thanks for your replies, plot has been withdrawn from sale .
Re: Hua Hin land price
Are you Thai or a foreigner? If you are a foreigner perhaps it's just as well it's not for sale anymore. Did they take it off the market when you started asking lots of questions? If you are a foreigner, do you know that you can't legally own land in Thailand anyway?nij400 wrote:Thanks for your replies, plot has been withdrawn from sale .

Buying land in Thailand as a foreigner is dodgy. You either lease it or put it in a company. For Thais, buying land for speculation is where you can make amazing profit. Over the last 20 years I have seen amazing rise in land prices in The Hua Hin area. I have bought many plots in my wifes name and we have sold a lot of them for huge profit. Still got a few good ones to sell over the next 10 years. As a foreigner, any time you buy anything, get the legal work done right.
