Is your house located in a development that has a gate, security guard and/or a juristic organization with covenants ? Perhaps more importantly, can you discuss with your neighbors to determine if they formally complained or initiated any complaint actions (legal, police, etc) that might have contributed to your house ceasing to be a offered as a rental party house ? I am assuming that the previous owners of your house previously leased the home to another party that then sub-let the home on a daily basis for partying vacationers, but that eventually the home owners decided to instead sell the home, at which time you purchased it, is this correct ?
Any information you can provide will be greatly appreciated !

I lived for 8 months in a development that has a gate, security guard. It turned out that the house opposite was a party house, and yes, we had to put up with it until the lease ran out and we found somewhere else.
Our estate agent told us there was nothing that could be done, but as she was a lazy thieving b****, I suspect that this bit of advice was about as useless as the paperwork she gave us.

I feel terrible for the OP - this level of "f*** the neighbours" from both the owner of the property who is renting out and the people who are renting for the night is unknown to many of us Brits / Europeans... My local council are more than happy to turn up in enforcement officer style early in the morning :-)

Our house is not in a development and since we do not live in Hua Hin permanently (yet) we have had no chance to investigate with our neighbors. Actually, the house was used for a party house AFTER we signed the pre-contract agreement and when we came back unannounced to see the house again, it had been equipped with the pool table, karaoke set and all the toys in the pool. And it was incredibly dirty and with some smashed interior. We got very suspicious but we could not grasp what was going on. When we saw your post, everything became clear. Hopefully, there will be a way to stop this for the benefit of (nearly) everyone.

Residents in Hua Hin are facing shattered lives as “Party Houses” are springing up all over town.

Rather than going for long term rental contracts people with property to spare are opting for renting their houses out for wild parties on a nightly basis.

They have found they can make much more money by letting partygoers take over their property for a wild night often including noisy karaoke and pool well into the morning.

Some people have been forced to leave their own homes and sleep elsewhere.

While yet more others who want to sell up and move away are unable to do so as buyers get wind of the problem, often in classy residential estates.

There are also claims that the parties feature more than booze – one Australian man spoke of one house being used for illegal drugs.

Requests for action to the police and local council have achieved nothing and now residents at their wits end have turned to Thaivisa to publicize the issue before things potentially turn violent.

One man affected is British retiree Paul Fearnley, 57 who moved to Thailand with his wife Stella, 66, three and a half years ago. They previously lived in Lincolnshire.

He was expecting a quiet idyllic lifestyle in Thailand but instead it has turned into a daily nightmare of noise and ever increasing problems and frustrations.

He said that there are two houses in the “Sunshine Mountain 1” housing estate that are being rented out as party houses after the owners realized they could make a killing.

One is owned by a Thai couple and the other Australian/Thai.

“Both properties have moved in karaoke machines,” he said, “and one even has a pool table. That has made the screaming from that place even worse for some reason”.

He said that the problem has been going on for a long time but has been even worse recently with the Songkran holidays meaning parties every night – and no sleep for any of the neighbors.

“We have friends who just go and stay elsewhere during the parties – they can’t sleep.

“And it is not just in our housing estate,” he claimed. “This is happening all over Hua Hin. Just down the road from us in another new estate they have it even worse than we do”.

Police have been called on numerous occasions but while that means the noise goes down temporarily it is soon cranked up again when officers leave.

There have even been reports of partygoers’ waste such as bottles and cans being dumped in neighbors’ bins because the ones at the party houses were overflowing.

The partygoers are all Thais he said.

“A friend of ours is trying to sell up and move away,” said Paul, “but when prospective buyers find out about the party houses they are no longer interested in moving in”.

The council has been called in by Thai people living in Paul’s estate - that currently has just 19 properties – but while promises are made to take action nothing concrete has taken place.

“Our peace has been shattered”, said Paul, “And the problem is now all over Hua Hin and the authorities must take action”.

While he told Thaivisa that there have been no threats to people at this stage he admitted that it could turn nasty if something is not done.

Meanwhile, the situation for an Australian couple in Soi Green Shop off Pala U Road is probably even worse.

Electronic engineer Peter Merz and his wife Paula, both 72, have a party house right next door to their two story property as well as another one just 40 meters away.

“It is impossible to describe how unbearable this situation is,” Peter told Thaivisa on Tuesday. “Next door there has been a party almost every night since the beginning of March”.

Peter, who had lived in Bangkok for ten years and has been in Hua Hin for seven said that only being able to go to friends’ houses has kept the couple sane.

They have only slept in their own home twice since the beginning of April, he said.

His neighbor is a Thai man who refuses to discuss the matter instead referring the couple to an agent.

Speaking about the noise from the pool area as well as a pool table set up in the home he said that sleeping was impossible and that 5 to 6am endings for the parties were par for the course.

In addition the houses were not built for large numbers often up to 20 persons – consequently he said that the septic tank had overflowed sending the smell of awful waste over to his side of the fence.

This prompted the agent to make alterations but the noxious smells continued unabated.

“The more whisky and beer they drink the louder it gets,” said Peter.

“And I have also observed the use of illegal drugs on more than one occasion”, he claimed.

One of my neighbours (previously property development) is into it in a big way. He's just built an 8 bedroomed mansion for exactly this. He expects 20,000+Baht/night on that one. He has a few houses scattered around.

Basically, build a pool villa, throw in a few inflatables, a karaoke system and a pool table, and wait for the money to come pouring in.

Very popular with Thais, in fact my eldest granddaughter's classed used one to party when they finished high school.

My biggest fear is that our neighbour has 3 bungalows for sale in our Soi. If he doesn't sell them, what is there to stop him putting in a pool and expanding his business?

Hi all
I may be wrong but to rent out nightly and not monthly now requires a license.
I remember reading that the government was reviewing this type of rental due to complaints from hotels.
I believe that the noise has to finish by 22.00 or the police have to take action.
Where we live action can be taken by the juristic body against owners who allow these parties to happen as it is within our bylaws.

The guy I'm talking about, has actually built many (not all) of his properties in their own development, so I guess it's a typical Thai battle over who can play their music loudest (just sit in any Binthablock bar to understand), and there's nobody to worry them. He's well connected, so I doubt there's much problem with licences or finish times.

BTW, I'm not sticking up for the concept, just saying it as it is. I often look at the 3 houses he has for sale 40 yards away with trepidation.

Yes, as I said, very popular with Thais. We've had several groups of inoutlaws visit from Bangkok and Isaan, who make use of them. They work out as cheap accommodation (most are 3-500 Baht/night/person), and you can let your hair down without too much worry. I've never been to one of these houses when a party is going, but Mrs BB has to see the outlaws, and agrees, they are great fun.

If you put 20 people in a truck, it works out as a very cheap holiday.

Yes, it's technically illegal to rent out a property nightly, here's an article from last year about a similar problem in Phuket:

I'm not surprised that the Thai Police have done nothing, local authorities in Thailand are totally corrupt.
I feel sorry for the people that are stuck in that situation.
I think it's really despicable and sad that people who have enough money to buy 3-4 8 Bedroom homes with pools don't use their money to do something good and beneficial for society, but this is how the world is these days, no common sense, no courtesy and people don't even give a damn about their own next door neighbors.

I don't have any problems with noise where I live because my house is so far out in the sticks, it's very quiet out here where I live and it's like living in a gated community(it's gated by natural surroundings). :)

I can only speak for my neighbour, but he and his family do a lot of charitable work - they have simply seen a niche in the market, and have taken advantage of it. Do they have hotel licences? I don't know.

This is Thailand, you don't need a party house beside you to have noisy neighbours.

Just a thought, try a complaint to the national Tourism Authority, if local authorities have no effect. They had a lot to do with the law requiring licensing, due to pressure from hotels.

hello there,
I can feel for the pain for people who live in Hua hin and good neighbor have to face such party goers for the weekend, it is very sad, actually, I just got back from huahin, and had to call the police because of the noise most of every night. It was not my way of vacationing and relaxing in Thailand, and I can go on and on about the noise level of the party goers. Hua hin has become a playground for weekend of party goers have no respect for others. The worst is yet to come!

Hello there,
I do believe on being proactive. I can help to get back the loving environment in good order again, all people have to do is take it to the top, and take it to the Governor as well as to the palace. As a Thai/American, I can no longer keep quiet, as my home was in the same situation as well, I was scheduled to be at the house until June, 2017, but I could not cope with the level of noise which was coming from the partygoers every night. Maybe the social media needs to hear about how the Thais party and have no mercy for others.yes, I have said it!
