I wanted to give an update on our situation that started this thread. After many tries I was finally able to get a police report documenting the late night noise disturbance. Unfortunately the owner didn’t use it to cancel the lease with the people running the party house. The owner became argumentative with us and demanded another police report to document the problem as ongoing. The police refused to give us a 2nd police report, they kept telling us to simply make a photocopy of the original police report. During a 2am visit to the police box, the officer again told me I didn’t need a 2nd report, that instead, he would speak directly with the homeowner by phone. I promptly dialed the number and handed him my phone, after which he had a lengthy conversation with the homeowner. The homeowner agreed with the police to not renew the party house lease after the lease expired in 2 and a half months. The officer asked me to have patience until the lease expired. A week or two after this, the person holding the lease to run the party house stopped by to talk with me, offered profound apologies about the noise situation, promised to vacate the property once the lease expired, and asked for my patience in the meantime. This person also secured the karaoke control box, with the volume turned way down, so that individual party people cannot turn the volume up. This does not solve the problem, but it has helped considerably. There is about 1 month left on the lease now, and the owner just installed a “For Sale” sign on the house, so it does appear that our problem party house across the street will be resolved shortly. At least temporarily, perhaps when the home sells the new owner will turn it into a party house again, we shall see.
The internet site listed in a recent post above, https://www.facebook.com/huahin.take.ca ... 5&__md__=1 , is in fact the site that advertises our problem party house. The owner of the site, Khun Aom, confirmed she runs about 12-15 pool villa party houses in the Hua Hin area, and she’s just one of many different sites I see advertising different pool villas on Facebook.
So, although our original party house problem will soon be resolved, unfortunately the two houses right behind our house have just started operating as party houses this month. These two houses are in the same Muban as us and recently sold to a person that lives in Chantaburi that bought them specifically to run them as party houses. Last night was dreadful, loud booming music and drunken screaming pool parties from three properties surrounding us.
It appears these short term, nightly, rentals are against the law, but it also appears the regular police don’t enforce that law. I am considering hiring a lawyer / legal firm to represent us and fight to have these party houses shut down. Many people advise that this may not be advisable as a lawyer may end up simply costing a lot of money and not resolve the problem. Does anyone here have experience hiring a lawyer / legal firm to resolve your party house situation? Is anyone else interested in joining together to hire a lawyer to address our problem party houses jointly ?

I am thrilled that someone finally took an action to this, I do have a lawyer that if you want to talk to her. As my last trip to my home in Takiab it got so bad with the noise of karaoke,the noise of playing pool, screaming , and BBQ all night long, which I am afraid that someday the whole place will catch on fire because of the unattended BBQ during the high winds. After 25 years, I left Takiab with sadness that I had to put my home up" For Sale" I don't know how to put up with this behavior of inconsiderate people. I am sure that these people do drugs as well, no doubt. I refuse to be trapped in this mess when I had to fly to Hua hin over 18 hours to be at home, and found such mess and noise. It is totally unfair, totally. If you want the name of the lawyer, let me know. thank you.

Sorry to say this, but if you ended up having to leave, what did your lawyer do that you would recommend ?

thank you. If i were you i would call the lawyer and talk with her over the partygoers situation. I would rather to call a lawyer than a police if you want to fight with laws. Things take time in Thailand to build up a case I am sure. Well, social media also a good tool to bring the partygoers to full attention. I feel bad for most of retirees having to take as is better to do something if Thailand is still pro peace and loving..... Peace....

This sounds like it is going to be such a big problem the government is going to have to do something......whether they want to or not. They seemed to have addressed the issue as it relates to condos. It shouldn't take much to append the law so it addresses party houses.

Maybe someone could figure out a way to bring it to the attention of whomever got the Hotel law going? I have no idea how that can be done.....hoping someone more familiar with Thai politics could chime in.

To all the retirees in Hua hin,
if you not going to do anything about the partygoers, then your living in Hua hin cannot be a positive living after all. It takes real action to get a real answer to this. It takes time, I am willing to help what I can, social media, Google, twitter, etc. And, the thai government will have to step up to this as well. I am sure that they are willing to listen to this problem. With the crazy world that we are living in, a good night sleep is what we all needed! Peace...

We have two "party houses" in our little soi. One is rented out by the actual owner, while the other is rented out by some or other property management company which also rents outs about three party houses in a development next door to us.

The strange thing is, I have never yet heard any load noise coming from the two places in our soi, despite the fact that they are occupied virtually every day of the year. Big crowds of people come and go, but there has never been much noise at all.

However, the party houses in the development next door are a completely different matter altogether, although to be fair, the noise always seems to stop well before midnight, usually at around 9 or 10.

I generally don't have a problem with the parties because I'm one of those people who can simply block out the noise. In fact, I would have no problem falling asleep even at one of the parties.


With all of that having been said, I do think something needs to be done about this whole party house craze that's taking over the area.

Is this phase not just a glitch of life in Thailand? Thais love noise - personally, I hate it, but put up with it.

I live about a mile from Baan Khun Por, but if the wind is in the wrong direction, we suffer. Likewise with a local karaoke bar. There is a school just down the road, where they have parties/concerts.

I've been in my wife's village, which really is in the middle of Hell nowhere. At every opportunity (births, deaths, marriages, etc)they get the speaker systems out for parties that go on 24/7 for days. Nobody seems to work up there, so sleep tends to be when they drop through exhaustion (from partying).

I honestly think, like it or not, it's part of the culture, and it's here to stay. It may be annoying for a while, but it soon becomes background noise like a fan or air conditioning. You tend to not even notice it after a while, unless you tune your mind into it.

BB, your last post sums it up perfectly, especially the bit where you say the noise just becomes background noise after a while. At least, this is how it is for me, although obviously there are many will think otherwise.

I have spent most of my life working in a very noisy environment, so perhaps that also makes it easier for me. To be honest, I can't even say with certainty if there were any parties last night in the development next door to us, although there almost certainly were. Like you say, for me, any party noise is simply background noise which I barely even notice.

Also, I must also add that the noise coming from these parties is always a "happy" noise, plenty of laughing and so on. I would much rather hear a bunch of young people having a good time that having to listen to a bunch of drunken yobs.

Anyway, I don't think this trend is going to vanish anytime soon, so I'm just glad that I am one of those people who can live with it, without it having any impact on my life here.

^ BB, you live about a mile from Baan Khun Por and you "suffer". I gotta tell you that is a whole lot different from living across the street from a party house. Indeed, it is not even close.

I'm not complaining, just stating that Thais love volume, and a few Farangs are going to struggle to stop it. I avoid Baan Khun Por these days because if I can hear it at my house, what must it be like sat at one of the many tables or for those living in the adjacent hotel? Noise is a part of Thai culture. It was here long before we were.

If I go out at night, I like to be able to have a conversation. I cannot do that in a noisy bar or eating area.

My eyes were open long before I came here, I don't like it, but put up with it. However, the pluses of living in Thailand far outweigh a bit of noise.

A "bit of noise" is not what this thread is about. We're talking about noise so loud you can close your house entirely and still barely hear your own TV. And Thais don't generally love noise like people think they do; they just put up with it because of their religion. An old lady in the little fishing village next to our condo took a cleaver over to the Hotel nearest us one night because she just couldn't stand the noise any more. Had I known she was going I would have joined her. They finally built a big building for holding their events and even though they still have the occasional beach party the noise is about 90% better and liveable.

Since July we've had two owners of our small condo rent their units through Air B&B. From three owners who live here permanently we've gone to having those two units dominating the common areas and disrupting the peace and quiet we've mostly had here for the past ten years.

Nobody should have to put up with "Party Houses", or neighbors who disrupt other people's lives, whether it be just one night or occur on a regular basis. As it would not be normal to have the police assist us here, we need to band together to get legislation to stop it or find some other way. Modifying the Hotel law to include this Party House phenomena would seem to be a legitimate solution, but need someone to volunteer to lead the effort. I would love to assist, but leading isn't my forte.

I suggested this in my post the other day but haven't seen any response. Hopefully someone that has experience in these efforts will step forward.

Yes, I can feel your pain, it is called" abnormal behavior" all together. I am thai/American live in Takiab and in San Francisco, some of my family members have been living here since unpaved road time and I have been coming home here to Takiab for over 25 years, just found out about the unfair Party houses on my last trip. We can bring this situation to the the Municipal office as well. the Municipal office needs to know about this too. I have been talking about this issue with my family member before I left huahin. I can also bring in some lawyer in this as well. I am due in Hua hin in five more months. This has to stop in order to bring peace to all people. Yes, we need to fight back! and it is not easy to be nice all the time.
