Ask your lawyer if you can put a clause in the original 30 year lease that says any future freehold owners, must also sign new extention option contracts with you. Not sure if this is legally possible, as then it is not strictly a 30 year lease!?

Also the other good advice people are giving on here is to come to Hua Hin and have a good look round. There are plenty of secure, gated developments (new and old) within your price range, some close to town, some just outside town. Some have excellent facilities, pools, clubhouse, gym, restaurants, bars and some not so good facilities.
There are plenty of good real estate agents and some not so good, you will soon get a feel for who are the good one's when you start talking to them and seeing what response/service you get.

Really there has been little help here. Lots of stuff posted all over the net and too much running onto a newbie. Since this site is of great commercial control I must say that the harassment from the regulars here makes me wonder if I could feel comfortable using any the site referances as trustworthy...Mabey the danger is luring about this sitge????

I gave you the best advice, in a friendly manner, that I could. Others have also given good advice, and again, almost all of them have been friendly. The only time replies to you have been unfriendly or harrassing is in response to arrogant and insulting posts by yourself. i find your last post offensive because I genuinely tried to do my best to help you, and yet you have branded everyone including me with that final piece of rubbish. It leads me to think that you are just another 'troll', who lurks around internet messageboards trying to bait people, under the guise of a 'serious' poster. If i am wrong and you really are the sensitive little soul who is oh-so-harrassed by all these nasty mean keyboard warriors then I do apologise. Otherwise, f**k off and good riddance! :guns:

Hua Hin and the rest of Thailand is burnt out. 20 million won't get you a dog kennel.

My advice is that you try Burma, Bhutan, Afghanistan or Chechnya. These places are really booming. I think you would adapt very well.

Its great a Know it all egocentric property billionaire from the US asks for help and then complains. If you want the full facts then spend some of your vast fortune on going to a professional they will give you the facts. The well meaning people on HHAD are only trying to help and sometimes in life you get what you pay for. In you case you see little value in other peoples comments but you tight *!"t, want to complain.

I say stay in the states. Thailand can do without your attitude and so can the board...................

Hi Itkman,

I used to work for one of the larger real estate developers in bangkok and we did use some of the best law firms available.

They said the same thing as Burger wrote you earlier.

If Developers or lawyers tell you that you can create an Ironclad contract that will ensure a 90 year (that is 3*30 years) they are bullshitting.

60 years is a bit more negotiable but not completely safe either

Nobody knows because it has not yet had time to become an issue
(that is not so many leaseholds of this type were negotiated in the 40s)
