Replacing fridge in rental property

I rent a house in Hua Hin and I am happy with it, but now the fridge has broken down. I want the wife to call the landlord and get it fixed or replaced, but she says we have to pay for it.

Is that normal? I find it outrageous if that is true. The wife says the tenant pays for wear and tear of a property in Thailand (which I can understand up to a point as I am a landlord back home), but for a machine breaking down? Surely she is wrong

Does anybody have experience of this?

It's depend what you was signed in your rental contract.

Anybody know of a reliable guy to look at the fridge in my rental home? It has broken down and I do not want to replace somebody elses fridge

I will need to get the contract looked at, but there is no way I would have signed if I knew that. I could be liable for the fridge, cooker, 4 aircon units, a washing machine, and a TV.

That is crazy

If it was your responsibility, it wouldn't have been there when you signed the lease.

Just tell your landlord that you'll replace the fridge but it's yours and you'll take it away with you when you leave.
Don't dispose of the current, broken one - it's their property.
See what they say.

I own a house in Hua Hin that is leased out, and I pay for all repairs / replacements. If you rented the house furnished, and it does not say otherwise in your agreement, then the owner needs to fix the fridge.

This is just another example of "try it on", just like the thread about the well on the vacant land.

I recently found the law on that and the way I read it is that the tenant cannot hold the landlord responsible but can vacate. I will try to find that again and post the source.

Thanks all. Apparently my contract does not say I have to pay for waer and tear so the landlord is responsible (no caveat in the contract to say otherwise). Unfortunately, i had to have the fridge working so just got a guy to fix it. She will not pay now as I ws supposed to go throught the engineers at la Vallee first (though it doesn't say that in my contract it is normal practice), so i have to lump up the money. Still, a lesson learned. She does have to pay for repairs, but i need to get the engineers in to say the reapir is necessary first

Well, if it was me I would be deducting it from the next rent payment. I have no experience of the "engineers" at your development , but I would be willing to bet that not one of them is qualified to advise on much more than a leaking tap, and even then the fix would probably be to tighten it down until it stops dripping!

You are lucky it wasn't a rental car that the engine blew up in! :twisted:

Deducting money from rent without landlords permission is a good way to end up without a place to live.

And there are hundreds of other empty rental houses in Hua Hin! But then, I do not regard these people as innocent little children.

Deduct the repair cost from the rental payment and include the receipt for the repair to cover the shortfall.

I agree. Since it's not clearly indicated on your contract, you do not have to pay for it and it's indeed the landlord's responsibility. Best to deduct it from the rent or ask her to divide the costs to be fair.

In Europe, when you rent and provided it is clearly mentioned in the rental contrat, it is quite common for the tenant to pay maintenance for any included appliances...unfortunately !..If the appliance is not mentioned in the inventory that is made before signing the rental contract, it legally does not exist so you are free to dispose just as the landlord has nothing to do with it. So I would not consider it such a scam if a similar situation occurs in Thailand. But before renting, is there a sort of inventory of the general condition of the place and a list of included appliances ?
