Khao Takiap area

I'm planning to move from Bangkok to Hua Hin and I can rent a place in the Khao Takiap area. But since I understood that it is relatively far from ' Downtown ' Hua Hin, I would like to ask for some info / advise.
Is it a lively area or actually very quiet ?
Is it a safe area ( read about burglary at ' FarNg Compounds ' ?
I like to go to the gym and to have a coffee / go shopping my food every day.
I do not have a car ( and also don't want one to be honest ) so is there a better area where I can find all this without having to travel long time ?
I'm looking for a condo / 1 bedroom place somewhere betwen 10.00 - 15.000 Thb, so not sure if I can find this easy in the Downtown area, without ending up in a very noisy area near a busy road ( that's actually the reason why I want to leave Bangkok ).
Any advise for me where to goand look ?
I like the nightlife, but no need to go every day, on the other hand I prefer not to end up in a very noisy or unsafe area.
But too quiet also gets on my nerves.......

I live there, less traffic and quiet, beach much better. No not lively, you will need to take a songthaew to near the Hilton for some fun.
I’m in a security condo and have had no problems - rental houses are the problem with burglaries.

Songthaews come by every few minutes and it’s about 10 minutes to to Market Village for 10 baht.

I can’t say if one bedroom condos for that amount are available, it’s possible further away from the beach. Good luck.

i love it here but, you might want to rent/own a scooter.

the streets are safe at night from crime. all night. of course you have to watch for traffic or you will be killed. late at night the thai kids really race around on their scooters. also no "police" in this area which i really like.

there is no "party" or people watching or hanging out in KT. none. so you will be going to HH if you want any energy in that direction.

it can be very quite here after 10:00pm. alway much more quite than central HH, soi 88, 94. There is traffic on weekends but nothing like BKK of course but we do experience grid lock on the ONLY ROAD through KT here sometimes.

more important is there are far less places to eat in Khao Takiap, and after 9:00pm or so it drops to almost zero. you quickly get tired of the same places with high farang/tourist prices. that means thai tourists (80%) also with BKK prices at the beach.

so you will be going to HH if you like cheap food and to hang out.

i grocery shop at thai stores and stock for a week at a time and i still have to go to HH for the best price and selection. that means for me a scooter with a box on the back.

i was staying at the beach for 18,000 plus electric in a single room with a nice view. prices drop just a few blocks back from the beach. you have to search on foot or scooter. should take only one day to cover the whole area. the less english in the "for rent" signs, the lower the rents are going to be.

i could be wrong, but a real condo in this area for 10-15k may not be possible. that was my experence. i did see a condo for 11k once in HH, it was a dump.

i am glad your wife is ok. of course they waited for you to leave. farangs are watched like a hawk by Thais. 99% is just friendly curiosity and total boredom.

i lock my rental house up like a jailhouse. bars on the windows and doors, motion detectors and alarms on my motorcycle and front yard. all internal doors are locked. pad locks on all external doors and gates.

anybody who thinks that they are not a target is dreaming. and by the way, the house came like that. all i did was change the pad locks. they also put bars over attic crawl ways. this is in Khao Takiap, a sort of a upscale beach third world chic area with very poor people living in shacks all around.

all my Thai neighbors have glass on the top of their walls will razor wire and dogs. that should tell you something. remember it is not just high ticket items. Thais or the very poor workers from hell hole countries will steal a cellphone charger or a pair of shoes so they can sell them at the market or maybe use them. Both have been stolen from me. lucky so far nothing expensive.

yes what i am saying is it is safe to walk around at night. sometimes i go for walks at 3 or 4 in the morning. no problem. BUT when you get home your house will be empty. :shock:

so street violence, no. house break-ins, yes.

Thanks everyone for replying. Guess best to go there and check it out. Was thinking about maybe even staying a few nights in a hotel in the area, so I can experience it myself.

yes Khao Takip is just like my last night in Los Angeles in my hotel room in Inglewood, California, right next to LAX waiting for my flight out in the morning. I was really wanting my Glock 27 with me. It was not even safe to walk in the hotel parking lot. completely over run with black drug dealers.

all of thailand is a sleepily berg compared to Los angeles crime.

i lived in Los angeles for 57 years, and there entire neighborhoods i would never step foot in.

show me right now where in KT where i could go and be killed just for walking on the streets. you can send me the GPS coordinates from google maps. I know its not safe to come down to the hood. HAHAHAHAHAHA!!!!!!!!!!

please show me where these bad ass gang members are in KT. post some photos. i want to see them. there are maybe two people on the streets here at night.

we had a power failure two nights ago and the looting and rioting began. people being robbed and women being raped.
HAHAHAHAHA!!

Oh NO! It is three AM and the night shift manager is in front of the 7/11! i am going to die! HAHAHAHHA.

get down! 7/11 and family mart are having a shoot out right now!

That is why everyone leaves the bars in groups of five or six each night on the long and perilous journey from soi 80 back to their bunkers. OK men, group up and form a squad! god i hope i make to my scooter! cover my back! i can't run in these flip flops! i don't want to die. HAHAHAHAHA!!!!!!!!!
