Custom Villa projects

Hi, my family is relocating to HH next year and we would like to build a custom villa. Is there any on going custom villa development with land plots still available and the location is within 15 minutes drive to HALIO international school or Beaconhouse Yamsaard School?Any tips will be helpful, TIA!

The answer is PLENTY PLENTY - but you must come and look for yourself as the location choices are very varied.

it is very common that the developments here can build custom design villa as requested? or should i buy am empty land plot and hire a builder to do it?

Hi Mandy,
I think it kind of depends what you mean by 'custom' - the majority of developments will sell you a plot, and then you must sign a construction agreement with them to build the villa (not your own outside contractor). They will mostly have a handful of designs and allow you limited input on the layout (but quite a lot with the finishing). They would want to get at least as much profit as they would on one of their standard designs.
I know a developer in soi 112 (would be 15 minutes to Yamsaard School, not sure about Halio) who would do a custom design on one of his plots, but a few stipulations to it, for example, a 550 sqm plot must have a minimum 180 sqm house, a double plot of 1100 sqm must have at least a 360 sqm house, etc.
Usually for a custom villa I think people would buy a private plot outside of a development. There are lots of + and - to that.

Soi 112, Dusita 1, buy an empty plot and choose whoever you like to build your house. Most of the empty plots there are privately owned by people who bought them years ago then had change of plans. Or buy a small house on a large plot at less than ฿3,000,000 then enlarge and alter it to suit your ideas, which has happened frequently

We do not know what sort of house, development or plot the OP in interested in but also can chek out the large plots in the development straight across Soi 112 from Dusita 1, on the soi that leads to Electric Mango. It seems to accept that people like to build to suit their own interests

thanks for the ideas, ,because last time i been to HH was 10 years ago, so sounds like i can just drive around and will be able to find lots of new developments now :)

Look for Union Development on soi 112. They build completely according to German building code/DIN and give a full 10 year warranty on all parts of the construction. Nothing else comes close. Its easy to fall for a flashy show house with nice furniture and art but one should never forget the importance of solid long-lasting construction.

You have not mentioned if you or your family have a Thai member. I assume that you are aware of the limitations on foreign ownership?

Also, unless you have somebody fluent in Thai, experienced in building methods and prepared to spend each and every day on site supervising the construction, you may be much better off buying an existing house that somebody else has already been through the stress. There are literally hundreds of them on the market. :cheers:

But as a falang you cannot own the property. In the past many falangs formed companies, owning 49% of the company and bought property in the company name. Not easy to do now as rules have changed.. But can buy a property already owned in that way and transfer the company to your name. A motive to buy a small house on a large plot that has falang company ownership, then enlarge or remodel it to suit your ideas if you want to. Or build your new house alongside it and get a yellow book in your own name for the new house. But Thailand resents those “company” arrangements and might leverage them out the window at any time. There are other threads about ownership.

Personally, if not having a Thai person in the family I would not want the frustration of ownership gymnastics in Thailand. The world has many places to enjoy a nice life that are more sane and sensible about this. Study Thai property/land ownership very carefully

Money wise a new house here is a loser. Especially if you cannot own the land. Existing houses, with company ownership (but be aware of the risks) can be had at favorable cost because the housing market is over saturated. So if building new, be aware that you are investing in the luxury of sentiment and emotion, which have no resale value. And if you do not own the property and have settled for a leasehold - forget it, you have locked yourself into a dead end investment that is virtually unsellable.

I am also considering to buy a land plot close to the city centre to build my custom villa, is it difficult to buy a land with convenient location? how much per sq M on average? because the new developments they are selling the land plots about 4000-4500 B per sq M, no idea if they are expensive or just fair price...

As a foreigner you cannot own land in your own name. It has to be in a Thai nationals name or a company, a lawyer may be able to establish a company for you, it is a dormant none trading company for which you have to pay annual accounting fees.

Land about 5km from the city is going for upwards of 2m Baht per rai (1,600m2), of course this all depends which direction from town and the lay of the land. There is no way to give an average rate. In the town one piece of land recently went for 16m Baht for 1 rai.

I would suggest you rent here first, set out your requirements and look around, you will get nowhere asking on here as there are so many options and opinions, none of them wrong just different.
