low cost housing for thais

I have lived here for 9 years and amid all this visa and property sheemozzle i was wondering if anyone else thinks the same as me

i do not see any developments catering to low 1000 to 2000 baht a month housing for the thai working class :( :(

one was built about 500 yards from me and is 100% booked with people on a list waiting for a vacancy from 7 units 100 yards away another is also in the same position ( i lived there for 6 months 9 years ago)
i do not see any others under construction :( :(

my street of 2 bed town houses was 2500 a month it is now 10,000 a month at 2500 2 couples could rent one and share but 10,000 I DONT THINK SO

ALL i do see is bungalow complex after bungalow complex and up in the 2 to 3 million mark
town houses like mine were sold 9 years ago for 350,000 now they are one million (i dont see many of these being built now) :( :(

the problem as i see it is house prices have galloped away from the thai working peoples wages and all the developers keep doing is chase falang money (a recipe for disaster down the road )

I can see the thais getting really peed off soon (if not already) if this continues

hopefully some property developer will realize soon and change course :roll: :roll:

i wont hold my breath though :roll: :roll:

There are some Govt housing projects being built on the road to Pranburi. One is on the road side right in front of the development in front of Stuart Park. Sure it will do a wonder for Stuart Park values.

Let's not forget that this is not an exclusively Thai phenomenon. The rise of house prices beyond the reach of local people has happened in holiday areas throughout Britain and Europe - West Wales, Cornwall and Mallorca to name the most obvious examples to me. Residential property development requires a short turn around for the developer. If you are a Thai landowner, why be a philanthropist and build a row of workers' accommodation for rent, like they do up country, when you can build two bungalows on the same land and sell to farang for a lot more money? It's a no-brainer, as they say!

In reply to Sargeants post re low cost housing ,I would like to say that not only do I agree but hopefully I may be able to help.
I am a long time expat here ( over 35 years in and out ) and am living in BKK but am thinking of moving here.
I am hoping to meet with building inspectors here over the next few days and without giving my ideas away, I have a low cost and eco-friendly construction method that I am developing which would suit the Thai architectual style and also be enviornmently friendly, easy to construct and, wait for it, AFFORDABLE.
I designed and built my house in the Northern Territory ( Darwin ) Australia after cyclone Tracy.
As a consequence of the devastation there to every dwelling the authorities went overboard when they revised the new building code post 1975.
My house was the first to be approved for residential dwelling after the cyclone using this building technique.
I will keep you informed as to what the authorities have to say on this after I have spoken with them.

pjg i thought they were but 10 units is hardly gonna cover the shortfall

and they are a perfect example of what i am talking about the units are out numbered 10 to 1 on the bungalow side

Jaime you miss my point this disparity WILL cause resentment (i am still not happy at having an egyptian tourist owning Harrods i have lived here 9 yearsand i aint going back butit still irks me) as for it happens in europe wales etc please enlighten me which specific towns are being overrun with retired asians and dont say bradford the asians there are all british passport holders and unless something has happened in the 9 years ive been here europe is one country so please dont quote brits in benidorm drinking watneys red barrell and eating fish and chips :o

i do agree you are not going to get any philanthropy from real estate people far to greedy but hope burns eternal just dont hold your breath :wink:

just one point but if it goes on like it is waiting for your mare bann to arrive by train from chumporn because she cannot find an affordable place to live will be a real bummer plus her pay will go up prices will go up suddenly before us lucky falangs realise it we might as well be back in skegness :(

maybe just maybe this tightening of the land laws visa laws is the thai way of getting a sensible balance and thus forcing the property speculators to change ther attention

i also think for a falang business a small piece of land with 10 units would bring in 20000 a month increasing as rents increase (dont ask me about company law i know not to me shell companys are dangerous and i have not gone that route)but it is a thought breezeman best of luck :thumb:

I will second this, I’ve been in Luxembourg for the last couple of months and nearly all the people I work with here, have to commute from Germany, France, or Belgium, and that includes Luxembourgers who can’t afford to live in there own country anymore.
In the city centre I have seen parking spaces advertised for over 100,000 Euros, that’s not for a garage, just for a white rectangle painted on the street.

I think you are missing the point Sargeant. Do you think that because people hold the same passport that no resentment occurs when house prices are pushed out of sight for locals by absentee second-home owners? Presumably you cannot recall the campaign of holiday cottage arson attacks that took place in West Wales? The retired 'Asians' overunning Welsh towns are, of course, English people engaging in White Flight from the places you mention. Seems that you've been out of the loop - it's a hot potato here in the UK, not only in Wales either; as I mentioned the same thing happens in other rural areas of the UK. Cornwall is probably the best known example.

As for Europe being 'one country' - do you honestly think the young Mallorcans who cannot get on the property ladder in their inland villages far from the sea think that the influx of Brits and Germans pushing up house prices are fellow countryman? Don't make me laugh! I can tell you that this affects my family directly so please don't lecture me on the demographics of Spanish tourist resorts.

These type of issues do not exclusively affect Thailand - it is same-same everywhere. Step out of the goldfish bowl - it's a big wide world out there.

I am not even vaguely trying to lecture anyone and yes i do remember the welsh cottages being burnt and as i come from ABERAERON DYFED it is specicifically that which prompted my original train of thought
As my sister who is arriving here on 6th next month still lives in Aberaeron with here 33 year old son still in her house because he cannot get affordable accommodation i am well in the loop so please forgive me for asking you to not lecture me
as you will see i am a novice so please show a little understanding for not seeing any previous posts of yours
ref egyption all of the above he owns fulham a russian owns chelse and my last address was the north end road i am sure you can work it out oh and maybe a thai will own liverpool

you also missed the point the EEC was specifically designed for the allowance of all members to travel work and live within EEC borders and we had avote for it and so did they i specifically asked which part of the eec is being overun by RETIRED ASIANS not the ones with British passports if hua hin was being overun by bangkokites it would be apples and apples but it isnt it is falangs in this case peaches and chillies

you are correct both you and steve g off course there is resentment when it happens i was trying in the first thread to say if the property speculators dont want to kill the golden goose they should do something to at least in someway try to alleviate or slow any resentment

i also agreed with you getting propert developers to do it is dreaming but i did say hope springs eternal just dont hold your breath

They are indeed making reasonable priced houses and flats for the working class citizens in Hua Hin.
If you take a look in soi 88 you'll see they make a lot of new houses.
For Thai people.
You can also take a look in soi 96 and find cheap places.
Same thing between soi 102-112.
I intend to live forever - so far so good.

IT is not same same here
In the EEC everyone of them voted for it and until someone can tell me the places where this phenomena in europe is caused by old retired vietnamese cambodians philipinos or any non eec nationalities 95% male and with ten/twenty times the wealth or even vaguely to the extent it is here you wont get it
The eec was deliberately set up for the free movement of trade and labour within eec borders and of course i understand the resentment of the welsh etc having eec owned holiday homes but the resentment would be far higher if they were eec aliens I was more than just peeved that harrods chelsea fulham man utd are owned by ALIENs
I would be breathtakingly naive and arrogant to not think the thais dont feel the same way
I have a 22 year old daughter and 14 year old son with a nephew in aberaeron i am well in the loop and getting it on both sides of the pond my fears for all of my next generation is genuine and frighteningly real they could end up in a tin shack by the railway
I actually think that as your family suffer this phenomena same same me our views are probably very similar regarding the eec where we may differ is here i patently disagree it is same same i think the potential for it to get out of hand is a distinct possibility
the clamping down and strict adherence of visas and property law is i believe just the first sign of discontent hopefully it wont escalate SAHTO
I started this thread hoping that maybe some falangs making money from the property boom may realise that leaving the thais behind is NOT in their interests short or long term i am still hoping but not holding my breath

Sargeant, I understand your illustration perfectly well but I just think it's an absurd and extreme comparison. It doesn't alter the fact that disparities of wealth in 'tourist' areas happen outside Thailand as well. That is all my original post stated and the illustrations I quoted from your own posts above seem to back up what I had said.

As you mentioned, I wouldn't expect you to trawl through all my previous posts and I don't fancy it much myself either but take my word for it I have posted on the matter of the possibility of anti-farang resentment on more than one occassion. I feel it rising too and it's not just to do with property.

I accept that not everyone is aware of internet forum etiquette so to clarify; SHOUTING, like THIS can come across as AGGRESSIVE in a post.

The reference Jaime makes to shouting is the use of CAPITALS as you have done several times in your posts - it is regarded by many as the equivalent of shouting in written form. On another grammatical point, it would make it a lot easier to read and understand your posts if you would use a few commas, full stops, paragraph breaks and capital letters at the start of each word at the beginning of each sentence. I am not trying to run you down over your grammar, but your posts are extremely hard to read and understand because of it.
As it happens I have also thought for a while that too many projects are being built, and with too many aimed at wealthier folks (Thai or farang). However I don't necessarily think it will lead to the same level of resentment as in the UK, as the Thais are not the same in their outlook. In addition, many of these projects are built in areas that the working class Thai wouldn't want to live in. One big difference between Thailand and the UK is the land available as well, with Thailand having a much greater area that can be developed.

Back to the topic, I don't think that the Thais who are now selling and renting their houses for ten times the original value are complaining too much.
