Pop into any copy shop and have them to make a copy of your passport page and the visa page that is reduced down to business card size. Place them front to back and have them to laminate it in plastic. Costs all of about 30 Bt. Easy to carry and will eliminate 99% of any problems.

Baan Khun Por quoted me a surprising 13,000 Bt a month for a six month stay about two months ago. Not really what I would call a "condo" with no kitchen but more of a glorified hotel room IMO.

My experience is regarding uk rules. I'm guessing Oz have similar rules. This was over 20 years ago and was difficult even then. So whatever you post really has no relevence does it? I looked for the "small print" and the exclusions in their email and the links that were provided and found no real info at all. I had four items altered ( very simple stuff ) and was offered 24 hr service but came back a day later 'cause of the rain and it cost me all of 100 Bt. Same place that BB has indicated.
