Apart from the fact that Thai will be a Chinese province in another 30 years, the add on 30s are not going to be enforceable. That opinion from a Law professor. Advice to OP---RENT, dont buy at least initially, take your time to look around and ask around when you are in HH.

Thai immigration must be salivating looking at the Cambodia ruling that any arrival has to deposit $3000US to cover any convid expenses. If any one person on your flight tests + then you are forced into a govt quarantine site and charged accordingly.

This thread reminds me of another endless thread about the appalling standard of driving and loss of life on the roads. I suspect that both threads will go on as long as there are ex-pats living here But and its a big BUT--nothing will ever change.

Two statics are usually presented. Deaths which are probably close to the truth, doesnt depend on a test and numbers of cases, depends on testing rate and is not a good measure, another 2 are --Hospitilzations and covid pts in icu beds which are a good indicators.
