Many of these houses you are looking at will sit empty for ages. They are better to accept 12000 per month than be empty. Are you just looking in the estate agents? I see most of these rentals overpriced. Better chance of getting a deal by driving around and talking with the Thais. They usually have a more realistic idea of a fair rental price.
