Buying a house in Hua Hin
I am seriously looking at buying a house in Hua Hin so that my wife and my young children spend as much time during their UK school holidays there, can anyone advice me where on:
1- Which area is more suitable for children, environment and security are important issues
2- Who should i contact, and any properites highly recommended within 3/4M.baht?
3- Trap not to fall into? has anyone had any nasty experience and what sould i avoid?
4- Any other tip...?
I will be there from Mid June to view properties

I didn't actually have a problem but potentially there was one waiting to happen. This is the situation (applies if you are considering buying a new house, yet to be constructed): it is fairly common practice for the houses and land to be sold under separate contracts. Unlike in say, the UK, where you get a mortgage, pay off the whole amount to the developer and then start repaying the bank, in Thailand, as the house is built you pay monthly installments to the developer and only when you make the final payment is the house and land yours.
So...... if the builder goes bust just at the time you are about to pay your final payment the situation would be that you had paid the builder to build the house on land that is not yet legally yours! You could stand to lose everything in that situation and would then need to get involved in a legal battle to obtain 'your' land. My advice would be to go for a developer who is prepared to give you the 'Chanote' (title deeds) at the initial payment stage. At least you could then rest in the knowledge that whatever happens, you (or your company) or your Thai wife own the land.

Just returned from Cha-am, we have just finalised our house and recieved the Chanot, House is fantastic, located just behind Springfirled beach resort.
The builder has built 3 in total - 10 mins walk from Cha-am beach, 2 are still for sale if interested.
We bought this house because of the location and also the price.
our kids love it.
We are back out in July for 3 weeks.

in the beginning many customers feel satisfied...the worst will start, if they find out about all the pitfalls they trapped in already.
And about Jamie...as I know, he's not scare to buy houses in Thailand, but he knows about the risks very well, and seems to be rich enough to handle these risks.
By the way, could it be that you're involved in a real-estate company ?

Hogus Im not having a pop at you !!! I own an electronics business in the UK at present but love Thailand to bits as we all do. However it just is not right to keep telling people to rent condo's or buy condo's because thats the word on the street.
I also know the pitfalls of buying a house ! But you know i believe no one is above the law/government in Thailand no matter how close you play to the rules even you

How can you tell when a lawyer is lying there are sounds coming out of his or her mouth. Find a lawyer in Bkk the law office in Bkk has a list of reconmended lawyers. Local is scary, as many people were caught out a number of years ago. Don't let the agent talk you into their one. Accounts need to be filed and a lot of paper work is needed this can not be rushed just to speed up your purchase.
Because there are so many opinions on this and its everyones OWN choice as to what they spend their money on this argument will never end.

Personally I also don't want to stay above the law, but I like to know the rules after those is played in Thailand.
...and if you know these rules, it's also not right to keep telling people to buy houses, isn't it !?
I could not help but laugh when I read this Hogus! Maybe I have unintentionally created an illusion regarding my wealth on this forum! I'm just an ordinary bloke with an ordinary house, life, car and income. That is why I have bought a holiday home in Thailand and not in Europe, where I could not afford it.
