Thanks for the replys. Thats what I thought, the commission the agents charge seem to be very high!
Are there any agents that specialise in finding Thai Buyers. I think that because my house in more in the countryside it might appeal more to the thai buyer!

"good real estate agent" is almost an oxymoron, however when we had our home on the market (listed with several of the large and small agencies) I will say that Star Property mentioned a few posts above seemed to work harder to bring potential buyers than any of the others.

The missus worked for a couple of them years ago and back then the guys at 2nd Home were also among the best according to her, but I'm not even sure if they are still in business.
My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

A lot of Thai's want to buy new property striving to be middle class and borrow a extra million for a new motor.

When we sold our last house in Hua Hin we found it best to list with any and all RE agencies in and around Hua Hin. Since there is no multiple listing service in Thailand in order to get the widest exposure you have to list with any and all agents. Results in lots of lookie lous With the Thai buyers most turned off by price and not understanding the value of maintenance fees for complex. Interesting, however, that we sold both houses in Hua Hin through an agency across the street from one listed on this site.

Now you complain about 5% commission when it is standard? Guess you might be happier with "0" commission and no sale so you could not complain about high commissions charged. I think many of the RE agents earn their fees with the number of clients they brought by never knowing which one might interest the client. Takes a lot of their time before any sale is realized. Besides some of them have some very attractive eye candy gracing their offices which mikes it enjoyable to visit there. :P

Just for information, we offer a 0% commission option of listing properties here for a small fee for those that don't want to use agents.

Thought a good real estate agent was a myth like a good lawyer, honest banker, Big Foot and the Loch Ness Monster.
