Buing a house and land
I must say reading all this doubts and some negative stuff. That you can actally own your own house and Land by starting a company. You can only own 49 % in the compani and thai people will have 51%. But the thai people will sign over their votes to you so you are the one that has got the right to decide everything. And sell if you want. This is really common thing to do and legal . And to get some income in the compani you can rent it out to other forreners. And you can also lease land for 90 years. I have actually been talking to the thai ambassy in Stockholm about this so I know what Im talking about.

At the point when I bought my land, I was not aware of that I could lease my land for 90 years!
I think I only have a 45 years contract, so when I'm 105 years old I have to go back either I want it or not.
Another point of interest is that thai people, government employees, seems to have their own individual interpretation of the law. Some tell you you will need a so and so paper, then on arrival to the said office, you don't need it.
At this office you are told you must have another copy of a copy of something else.
Still, it's refreshing to hear people who really know what they are talking about.

I fully understand your comments, but as Norseman says.
Every Thai Embassy seems to vary on what you can and cannot do.
As i have stated why do you not talk to your own Embassy for advice.
These are the people who will give you unbiased advice into the do,s and dont,s.
But of course many people will and do buy property out here, all i suggest is talk to your own Embassy first.
You are of course right that the 51% Thai will sign off from your company, but what happens when officials come calling and asking for the 51% details.

This is a very good point that we would all do well to remember. Ask three different officials the same question and they will each give a different set of requirements. This is what I was told by a person far older and more experienced than I, and in fact from your country also.
If you are buying land and decide to go the company route you are supposed to do the 39% foreign owned company to avoid running afoul of the land dept law but if you have say a bar, restaurant or guesthouse then its safe to go with 49% farang ownership Thai ltd. company.
I know everybody has a different interpretation of what they think the law is, hence all the different opinions.
Also get ready for the nice police man to call on you wanting a donation for wheelchairs or oxygen tents for people injured by terrorists in the wanna be Kingdom of Pattani.
Its for a good cause and a small price to pay. They will give you an impressive statue of cultural significance, and a connection to turn to if you need a friend in high places.
