Potential Retirement Location - renting in Hua Hin

I have been searching on-line with very limited success. I will be in Hua Hin next May for about three weeks. My wife and two of my daughters will accompany me. I will be staying at a Condo while there.

I currently expect to retire in January of 2019. After which I will sell my current home and move. Right now my wife and I are trying to decide between Thailand and the Philippines for our first year of retirement. I want to stay a year so I will pursue a Retirement Visa prior to coming. I suspect we will move between February and March of 2019.

What I want to do is try to figure out what the market is in Hua Hin for a 2-3 bedroom furnished condo or villa with a pool (community is fine) and a gym. Not sure what to expect for cost per month for a year lease. I am guessing 20-30K Baht but I am sure it could also go much higher.

Some questions.
  • Is my cost estimate close?
  • How many rentals are available for long term?
  • Is there a recommended area of Hua Hin?
  • Are there areas to avoid?
Any help is appreciated.

Like everywhere cost depends on the location. Generally the nearer to the sea the higher the price. Your cost estimates are about right. There are many rentals available long term but remember going through an agent will cost much more than arranging a private deal. The area you choose depends on your interests. Do you want to be near the sea, the shops, the entertainment, a golf course, etc. The only public transport is in the central area (which most long stayers avoid), taxi's are abundant in tourist areas but will have to be called in other areas. The easiest form of transport is motorbike but then you have to accept the dangers. It is very difficult sometimes to park a car in the central areas of Hua Hin but no problem outside the center. The best restaurants and bars are NOT in the center. Hua Hin does not really have a Ghetto area as I said earlier choose an area having the amenities you wish to use.

I think that HV has summed it up pretty well, and as you will be in Hua Hin for about 3 weeks, you should have plenty of time to look for a property in an area that matches your requirements.

Thanks for the great reply Harry. Would you recommend your top 2 areas that are within access of town and supermarkets/night markets yet home prices are reasonable. Ive got a car, wife is on a motorbike.

There are three main areas. North, South and West. North is the road to Bangkok. I've never lived there but I would imagine the facilities are minimal (there are no shopping malls but the beech is nice). There are a lot of nice condo's along the sea. West of Hua Hin you move into the mountains. There are some condo's there but it is mainly housing estates. There are good roads to get into the center but the further you go into the mountains the more scary it can be driving at night. South of town is probably the best area. From the center to Khao Takiab. There are lots of condo's with new ones being built all the time. The two main shopping malls are south of town and there are many nice restaurants and bars in the Soi 94 and Soi 102 areas. Khao Takiab has also become very lively in the last few years also having many nice restaurants and the best beech in the Hua Hin area. There are also condo's in the center of Hua Hin but most people would probably say that that is not the best place to live. It is full of tourists. It is absolutely dead in the daytime (there are hardly any shops) and it can get very noisy in the evenings with all the bars competing to see who can play the loudest music.

Thanks and great info. We are actually looking for a house/pool villa. We’ve spent 14 years in a condo in Jomtien Beach and are looking forward to relocating in hua Hin soon.

I think having 15-20 minute driving access to the shopping malls and the new True Fitness Center will be an important factor to me

Everything pretty reasonable.

Availability changes and will again by then, but your on point with price.

You can give me a buzz when your in town, and I can show you where I am, and couple "moo ban's".

I'm not an agent or going to sell you anything, just a (younger) "retiree" like yourself chilling out here.

As another poster mentioned and reminded me, dogs barking at random hours of the night can be annoying. Enough to where its not possible to get a good nights sleep for some of us.

So recommend you either go to the area at those hours for a few nights, or ask people who live in the area about that. And/or take a short term rent to make sure its the right fit.

I would have to agree! recently in Chiangmai an booked accommodation in town online as where we normally stay was not available. Expected a little bit of noise. Arrived back to our room after eating about 9.30pm, nightclub adjacent in full swing, finally quietening down about 1.30a. About 4.30a activity at temple next door commenced. Needless to say we booked out the following morning.

Khao Takiab as mention or Khao Tao about 10 km. south

Khao Tao is a lot further south than Khao Takiab. The end of Khao Takiab (The Breeze condo, edge of Sea Pines golf course) is 8 km from City center. Khao Tao is much further and much, much quieter (as far as shops, restaurants, etc. are concerned).

I live in Heights 2 on Soi 156, a couple of km south of a Khao Tao. I reckon it's a nice little estate of pool villas, with a small 24-hour Tesco and a PTT gas station a couple of minutes away (very handy for my 'drive of shame' ciggies and beer runs), plus Thaiwaii bar and two or three decent local restaurants close by. A local resto has just opened a few meters from Heights 2, run by a family from Kao Takieb, which is quite good for Thai seafood and cold beers - a welcome addition to the neighborhood. True gym is less than 10 minutes drive, BluPort and Bangkok Hospital just a couple of minutes further, and there's Makro and Pranburi Transport Dept less than 15 mins drive the other way. I think there are usually one or two rental villas available on the development(?)

what do you mean about much further ?,from true arena to khao tao it's 10 km. and it takes about 10 -15 min. and yes it's much quiter there ,but the beach is nice ,maybe thats why many people come from HH to use it.

I want to thank everyone. I will try to remember to contact Matador when I am in town next May but no promises. Memory isn't what it used to be. But I will check out the area while there. Harry - thank you. Your initial response was excellent. Now I just need to research about bringing in a dog with me.

Yes thanks to everyone..selling my condos now in Jomtien and hoping to get to HH after high season scope out something to buy. As advised will rent first, hopefully in a place I’d like to buy in.
