Back to the op question, With what i have learned over the last five years in Thailand.
Go rent a place first, there are plenty of condo's around for 10-15 k a mth.
If the rent your place out you will have something to come back to in case. Depends on what it rents for vs pension drop. And you will get capital increase in most areas in Australia.
One more thing DONT buy a bar thinking you can make a extra living!!
Supplementing a retirement income is a major problem for many who receive pension in USD/GBP/Euro/AUD and maybe others, most established currencies have had huge drops which no one expected, now individuals are struggling to cope with an income which may be 20% less than they forecast.
Plan carefully mate

Another potentially BIG expense will be school fees for your children. The International schools will probably improve as far as quality and choice is concerned, but the expense can be huge.

Could send my 40 year old back to school!
Seriously, thanks for all the feedback. The one thing I have learnt about retirement is ensure your wife is not 6 years younger than you. Under current AUS rules, she has to be 66 1/2 to be eligible for pension. I'm 65 and eligible now, but got to wait 7 years before we can get combined pension. Can only hope for those 6 numbers on a Saturday night or real estate values to go back up. Anyone have a spare rich Aunt I can adopt???
Brain ache again trying to work this out!

The oz old age pension is portable, you will lose the clean energy supplement and rent assistance after 6 months. And if you are on disability you have to apply for unlimited portability otherwise no pay after 4 weeks now.

Basically, you either have to be in receipt of it before you move, or you have to prove that you have resided in Australia continuosly for 2 years prior to getting it.
May you be in heaven half an hour before the devil know`s you`re dead!
This is all the good information that Aussies thinking of retiring to TH need to know. It can work well if you do it the right way. Still looking for that rich Aunty to help me out when she passes!
