One of my concerns would be verification of foreign income. What would one have to supply to verify that one has a foreign pension? It could get real diabolical there with all kinds of requirements for these documents.

Oh getting the document from the embassy is a lot of time and expense for me living in the south. Outreach only goes to Puckett 3-4 times a year and not at times when I may need the document. Immigration down here get real anal about date of documents. They almost rejected a letter from my bank because it was issued on a Friday and I went to Immigration to renew my visa on Monday. You in Hua Hin are fortunate to have a reasonable bunch of Immigration Officers.

The British Embassy won't allow us to enter their hallowed grounds for income letters any more. We have to do it by post.
Having said that, the EMS postal system does work well but the letter is always going to be maybe 5 days out of date by the time you get to Imm in HH.
But, generally speaking, Imm should allow maybe 6 months validity on an income letter. I wouldn't advise anyone to leave it anywhere that long though.
Bank letters regarding savings are a whole different matter and I believe that HH Imm can be pretty strict about the date on those.
So, you're not alone.
brianks - 2 different situations, depending on how you want to prove your financial situation. Two different time allowances on proof.
There's no hard and fast rule but an income letter can definitely be dated before an extension application.

HH Immigration permit the embassy letter to be of 6 weeks validity - two years ago I fell foul of this by a week!!

Thanks for the clarification. I guess 6 months validity was too much to hope for.

Nobdy has mentioned grandfather rights, there are still retirees on 400,000 requirement. Should this not be applied to present, keeping 800,000 for extension permission?.

I'm not going to look for it, but I'm sure they have. I also believe there are some on 200,000 retirement extension.
