I have just made the yellow Book and it took forever. Many trips to the Govt building!

I used the Notary in the Shopping mall cost about 6, 000 B. It was chaotic but I managed to keep smiling!!!!

On the day we made it they wanted to see everything including the house sales contract (Thai & English). Took forever!

I was told that my Thai Co could go into my Blue Book but this never happened.

And then when I actually got it I was asked to pay the Yearly local tax bill on the house! It was only a few thousand baht so I paid it. I know that we are supposed to pay this tax...... Can someone confirm that this is where we pay the tax at the govt building please?

Thought you were going to use a proper solicitor not some Notary from the shopping mall who knows less than my wife to be honest.

Do you really need a solicitor to make the Yellow book?

No! You just need the right information some patience and TIME.

The real solicitors are charging ridiculous amounts of money up to 9k per hr.

As I didnt have the time the notary worked for me. I think that 6 K to make the yellow book is a very reasonable price. For me I was happy with the result.

Issues concerning the house and transfer taxes etc should obviously go through a REAL solicitor!

At the end of the day its all down to personal choice and what the individual is happy with!

But last October when you were sending me PM after PM and I was on the verge of slitting me wrists you wrote on the board.... yet you wrote almost a year ago "The house is in my Thai Co name"!?!? I gave you the name of a local solicitor who could sort that for you in one of your numerous PM's, I even made phone calls to them for you, glad to see I wasted my time.

Hi SJ

Its good to see you have a sense of humour!

I thought the whole idea of this Forum was give people advice and information in LOS. Obviously this is not the case!

I put my post on this forum to help others who like myself need a yellow Book. The process is not easy and as you know many documents are required. To pay someone a few thousand baht to make the Book is very reasonable and saves time energy and many trips to the Govt Building. My time is limited so this was my best option and I am happy with the outcome!

Yes your advice and time was greatly appreciated and I did contact the solicitors who were very helpfull. That said I was able to resolve my problems with out their help through perserverance and and other methods. So there services were not required and once again I achieved my goal with out a large solicitors bill!!

At the end of the day we all have choice. The more options that are available to us then surely this must be a good thing. Sure some good some bad!

Lippy your comments are well received. My husband used the man in the shopping Mall and he was fine for the yellow Book.

SJ Dont be so critical. What happened to be Free speech?

Never had a yellow,always blue on leased or owned offices or residences .Late last year my mothers house was finished and the house of a friend also needed a house book .One is in a company name,the other in a thai individual name .They were done about 2 months apart by the same method .We went to see the local PYB and asked his advice as is polite to do on any such matter in Thailand .He made the appointments and detailed what paperwork would be required .We already knew all this from previous experiences but,as I said,it is polite to consult the PYB on such matters .He made the appointments and drove us to the office personally .Total cost for each book 20bt yes twenty baht .He also assisted many people in the area with upgrading land titles to chanote last year .Total cost per plot just over 100bt at the land office .And a bottle of JWB for the PYB as a thank you of course .

A smile,a wai and a bottle of whisky get you a long way in Thailand in my experience .
