Water Pump

Our water pump keeps kicking in every 20min or so for a couple of seconds.
We have checked everywhere round our house for a slight leak but can't find anything. Has anyone else had same sort of problem?

Any idea's?

Help much appreciated as we are due back home shortly.

There should be a pressure regulator on it somewhere turn it down and when you go back home turn it off

No i dont think its faulty just overadjusted i would also say underground leaks or slightly iffy toilet rubbers in the cistern are the most likely cause.
Get some toilet blue nd dribble it ino the pan and watch to see if it settles or heads out somewhere if it goes away its probably the rubber if it settles the rubber is probably ok.
But try the pressure adjustment mine has a screw on it

Have you checked all the toilet tanks for leaks? It only takes a small one with water trickling around the valve in the tank to make the pump do that...it happened to us once.

I am a bit confused by this. As you have written that you can not turn it off, do you have an automatic reticulation system? If so it is highly likely that one of the solenoid valves has a slight leak, or is not seating correctly when it is off. Usually caused by a small piece of rubbish inside the valve.

Not sure what you are referring to sarge. The pump cycle is controlled by a pressure switch, and it is very unusual (not impossible), to have any external adjustment on the switch. If the system has an adjustable water pressure regulator, again unusual, it would not show the symptom mentioned. It is possible that the small tank that is part of the pump has become "flooded", in which case it is necessary to isolate the pump, both from the power and the water, and drain it out, but the usual indication of this fault is that the pump keeps running continuously.

Is there any visible moisture, or obvious leaks around the pump? One of the components on the pump has a small "air bleed" orifice which can become blocked up and lead to a similar symptom. The part usually has a small rubber piece sticking out of it.

We have checked for leaks can't find any. Looked at the pump all seems ok and dry.

The synptoms are that it is fine when running water but if you do not use for about an hour the pump keeps kicking in every 20min for a few seconds at a time.

Anyone know the number of a decent plumber.

if you still cant find any leaks and the dribble blue tests are ok it sounds like a joint underground has gone ouch!!! they are difficult anyway best of luck

At the bottom of the suction pipe which brings the water up from the tank into the pump is a non-return valve. The valve's seal sometimes wears out or a bit of grit or limescale gets lodged in there, causing water to fall back out of the pump into the tank. Normally, the whole suction pipe can be unscrewed from its mounting just inside the tank. Worst case, it needs to be cut off and rejoined. Same applies for the valve.

I think the boss's name is Kuhn Saan (but don't quote me on that). He has fixed a couple of difficult issues for us. No English unfortunately.

^sorry craig, i dont think thats the problem, the inlet or suction part wont make the pump run, its a lack of presure in the tank thats making it run and that is due to water leaving the pressure tank.the valve in your main water tank can be faulty and yes water will run out of the pipe only, this causes a problem sometimes in the fact that the pump has to suck harder when starting up.

water will not run out of the pressure tank this way.
the problem is from the pump to the house.

The mans name is "Sang". (Visut). His wife runs the shop, and he moonlights from the Tessaban. He is the only Thai that I have met that has some idea of what he is doing, and is very obliging.

You will need a Thai speaker, at least to get him to the house.
And yes agree, the fault will not be on the suction side of the pump.
And like I mentioned before, if you have an automatic reticulation, system, it should be the first place to check.
