I'd certainly be interested in having a chat about your systems. I'm over in Hua Hin next week hopefully to sort out the transfer of ownership etc. on a new property. In the short to medium term, the property is going to be empty as a) I am living and working in China and b) it's a new development so I think regular rental is a good 18 months away.
Pete.
Thanks for the interest Pete, I'll send you a PM soon with details.

Cheers,

Hi

Quick Update:

I now have over 30 Resident E mail addresses.

Only 6 people responded. But All very keen!

This may be a long slog but hopefully we can resolve the situation.

PM me if you didnt get the News Letter

Any security company recommendations greatly welcomed and cost per guard.

I know its difficult to find good reliable guards.

A friend was recently victim of a burglary in broad daylight .I called SJ and had a system installed for her within a couple of hours .This is the first such incident in several years in the area and has angered the whole village . The dog was beaten quite badly and many small valuable items such as laptops were not taken so I guess he has earned his food this year .The system was inexpensive and makes lots of noise combined with bright lights .How someone who has been through this experience would not improve security immediately is totally beyond me .So is the fact that someone who has spent
100k sterling+ on a house does not spend 5k baht a year to insure it .

I understand that comment c88, but some people are simply struggling to make it from pay day to pay day and don't even have the 5k baht extra. When you are broke, food and necessary maintenance come first and things like home insurance are the first to go.

Is it any good here? I have known more that one person (including myself) that have even had surprise problems (loopholes) getting first class auto insurance to pay. I would think that home insurance here would have so many loopholes, fine prints, and special exceptions that you would need to be a Thai lawyer to make sure you were getting your money's worth. :D
My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

House Insurance

Post by Pagey »

I never even thought about house insurance in Thailand.

Crazy88 or anyone else - Do you have the details of an insurance company that will insure in HH please. Especially as mine is now unoccupied.

Thanks

Hi Pagey

House insurance is pretty cheap.

For example, I have house & business insurance including 1 million baht commercial public liability for a total of just over 5000 baht per year.

Be warned though: if your house is unoccupied for a continuous period of more than 7 days, I think, you will not be able to claim one satangfor any break-in.

If you want the phone number of my insurance broker, let me know and I'll send you a PM

Yes Barry that is cheap.

Don't suppose you have their name or website as well as phone number so I can contact them in advance of my visit ?

Cheers. :thumb:

Kev, the insurance company is QBE - I deal with a broker in Pattaya who has looked after all my insurance policies for the last 8 years and everything can be sorted out by phone/fax/email

His name is Jack Levy (he's a Brit) and his mobile number is 081-6242702

If I've read the posts correctly, the vulnerable properties are houses. Is that not a good argument to buy a condo in HH instead? I've lived on an upper floor for seven years and not heard of any break-ins or theft.

Yeah they're safer security wise but living in a small box in the sky doesn't suit everyone. They're also more dangerous when it comes to fires or walks in the garden.

Also way more costly per sqm and zero gtd privacy outside the unit .You have no private land .Have seen some really nice ones but despite having just finished poncing about with the swimming pool late at night I could at least of got in it on my own, without disturbance, and relaxed should I have wished .Horses for courses .

I agree with Crazy; I've lived in a condo in Asia and I actually enjoyed the experience far more than I expected to, but the huge difference in price between a condo and a house in Hua Hin makes it prohibitively expensive in my opinion.

Condos don't have to be small. The one we live in is 255m2 4bedroom 4 bathroom unit on the 14th floor. Fantastic views of the beach and all the way to Burma.

also has the advantage of not having to worry about cleaning the pool or taking care of the plants in the garden. All the outside and common area maintenance is taken care of for us.

The down side is you can't go skinny dipping in the pool.

The 24/7 guards are nice and have never had any crime. If you want to go on holiday, all that is required is to empty the refrigerator and go. although our cat complicates this somewhat.

I didn't think I would like living in a condo but after being in it for a couple of years I would say I prefer it to a house now (location considered). Being in Cha Am does bring the price down a bit and also gives you a much nicer beach IMHO.

Go for it :run: :run:

Norm

your condo is fantastic ,especially with all the work you have done on it .To acheive a similar unit in Hua Hin centre would set you back 18-30m .I carefully considered a condo for my mother and we may invest in one for the future but for now a 3 bed pool villa 5-10 mins from town, less to the nearest amenities ,with plenty of breeze and great mountain views can be acheived for 3.5-7m .Whilst growing up I lived in army quarters followed by a residential estate on the outskirts of london then shared houses folowed by a small flat with my partner .I find even most of the developments here claustrophobic .I do not want to be shaking hands with my neighbour whilst having a shave because the houses are roof to roof .I also don't want to listen to the bickerings of residents associations run by jobsworths that have no clue what they are talking about or how to live in Thailand .That is why I choose to live in a small community of individual houses out in the hills .I am 6km from town at most yet I can walk my dog off the lead, ride the trail bike for miles around, fish the local ponds for my dinner and enjoy it with a nice cold beer at 7/11 prices whilst I watch the sunset from the lake restaurant before sipping a glass of wine in the pool naked if I wish.

All that said if you need to nip off for a couple of weeks I will happily catsit for free

Thanks crazy, I will seriously consider the cat sitting when the time comes. As I know the place would be in good shape when we got back. Right now I have a hard time getting the wife to go to HH. She is very content. So an extended trip is some time off.
