Hi ya my Friends and folks of HHAD

Today I was snapping this up from the Bangkok Post that A new Community Mall + Hotel next to Dusit Resort. Here's an Artist rendition of this Mall.

The Hoontrakul family is returning to property development this year with the launch of a green community mall in Cha-am in Phetchaburi province in April.
Anek Hoontrakul, president of St James Hotel Co, said the company would spend 450-500 million baht to develop the project on an 86-rai plot next to Dusit Resort and Polo Club.

About 200 million baht will be used to develop the 28-rai first phase - the Botaneo lifestyle mall and a 300-room four-star hotel.

Construction of the mall will start in the next two or three months and will deliver space to tenants for decoration in November. The mall will cover 44,800 square metres, with about 20% devoted to restaurants, shops, a supermarket, banks and spas. The remaining space will be used for a garden, a lake, a maze, a children's playground and a walkway leading down to the beach. The mall will be separated into six zones with 100 tenants and parking for 500 cars.

Mr Anek said the development had been postponed for three years because he was not confident in the density of population and tourists.

"It is the right time to dust off the project because the tourism business in Cha-am, Hua Hin and Pran Buri is continuing to grow. There are more than 19,000 rooms from three-star to five-star star hotels, condominiums and holiday homes, while there are good golf courses in Hua Hin and Cha-am. The number of tourist arrivals to Hua Hin was about two million last year, contributing about 9 billion baht," he said.

Botaneo will be a new destination for middle- to high-end customers to dine, chill out, shop or even have spa treatments in the same compound.

Space reservations began last month. The company expects about 60% of space to be booked by May and 100% by early next year. It aims to have 70 million baht in rental income per year and expects to break even within four years after completion.

It will then spend another 250-300 million baht to develop a 100-villa resort on a 75-rai plot behind its shopping mall in 2015. The project will be opened in 2016. Room rates for villas will be 10,000 baht per night.

The company also plans to invest 150-180 million baht to develop an 80-villa project in Trat province in the next nine years.

That is probably a good location for rich Bangkok Thais to weekend...
My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

Love them or hate them, but I think you will find that "rich Bangkok Thais" are the backbone of tourism here.

Yes, I can understand the holiday resort part but I would have thought that people from Bangkok would have enough of shopping malls already.
I suppose it'll come in handy for them when the malls in Bangkok are either closed or burnt down due to political demonstrations!

I,m sorry , the future is coming, whether you like it or not. This is the future, and every year there are more to come, so in 20 years no, we ,ll have a quite different HH an Cha Am. Do we like it? No, but we can,t stop it. Instead of saying no no no, I say welcome. Conservatism is to keep what we have today( England is well known for that), my reason to stay here wasn,t to stop development, because even I changed something when building my house

Whazzup HHAD Friends & Fellas

I wanna first thank the 1st batch responders very much for getting things rolling around this thread. It's always sooo exzyting to see something new come into our beloved Tri City Area of Cha Am, Hua Hin & Pranburi. As you rightly said HAPPYGOLFER our Trinity Cities area ain't gonna be the same in 20 years time. I'm also open to Changes in the Tri-towns of the Thai Riviera area which I also call it you know what I'm sayin, but please let these changes come @ slight slower pace so peep's like you and ne can aaddapt to it properly. Ya know? My fellow Thai Men want devellopment as fast & furious but these break neck changes can be alsogppppppp downfall for such a pristine place.

Y'all probably right this Mall + Hotel Plus later on Beach Villas being catered to them Bangkokian upper Middle class upward for those who have DA dough! Yeah them Hi So & semi Hi So will be up in this place brunchin, Lunchin, Dining & Shopping!

On the plus side they probably won't need to go into town!

I've actually been surprised that Cha-Am hasn't developed faster in the last few years with the finishing of the highway construction it's only an hour and a half from Bangkok on a good (low traffic, good weather) day. When I go there on weekends there are traffic jams the likes of Bangkok on the beach road and the main road leading to the beach from Phetkasem so I know it is popular with the weekenders but redevelopment seems to be much slower than Hua Hin.

Whazzup Y'all on HHAD

Yo since that news broke on the new Community Mall development in Cha Am whcih is called Botanea I've been looking at Google Earth a several times and it said it be built right next to The Dusit Resort and Polo Club. But the plot there is so freaking small I can't believe that they gonna built it there frankly. But the next plot right next to the Boat House Project seems to be quite nice!
HHfarang you are right with your observation about Cha Am and the Traffic leading up to and on Beach Road on Weekends is packed and not as much redevelopment as in Hua Hin. The reason fro this me things are that Hua Hin is more catered to the upper middle class to Hi So clientel. as Cha Am is more for the average to low middle class poeple as accomodation there is still cheap for those people to afford.
As far as Development is concerned I wouldn't be that concerned because from Cha Am North 5 up to Cha Am Noth 10 and beyond just one Thai Block from the Beach road everything is still forest and I think still up for grabs. Plenty of room to built overthere and the dirt road which leads from Cha Am 10 to Klong Thian Road will be widen, Asphalted paved as development reaches that Area.

True Mags, they don't seem to want to walk more than 2 feet from their cars for anything!
