Property tax.

We have been told that a property tax is levied on all property in Thailand and that no invoices are issued, but it is the owner`s responsibility to turn up at the relevant office to pay this tax. Failure to pay will result in the property being seized. This all seems a bit draconian, but TIT so anything can happen. Can anyone point us in the right direction?

Yes, basically correct, but it depends on what you mean by "property". It is land tax and will depend on how it is held, lease hold etc., and what purpose the land is used for. Bit of a minefield for Farangs. And it is true that they do not send out invoices, but I would not be too concerned about the property being seized. :cheers:

Thanks for that Nereus. In my case my house is on land on a 30 year lease and used soley for my personal use as a holiday home.

Does Leasehold mean the Landowner is liable for the tax?

Yes it does, but it may depend on what is written in your lease. The land owner is legally liable to pay the tax, but he may have a clause in the lease stating that you are liable for all outgoings. He is also liable for income tax on the value of the lease, and again it will depend on how the lease is drawn up whether or not he will claim it from you.

they don't send out tax bills and i had to pay a 10% late penalty. i think tax comes due about march 1. my tax was 2 yrs overdue but no worries they are not going to seize the house. if on leasehold you should check with the owner and go to the tessaban as well to make sure you know where you stand.

The land ownership tax is only a few baht per rai per year. I seem to recall paying 20 bt for a 2000 sqm plot but when I looked at my last bill for my place it was 100 bt for a smaller plot. Paid a fine apparently for being very late :oops:
