This is a terrible place to invest in property. There are arguments for buying a home to live in, as opposed to renting, but I don't think anybody would genuinely advise you to buy property as an investment.Suzankhan wrote:Hello Property Experts,

I am no expert, but I have lived in Hua Hin for 18 years and have bought land, built a couple of houses and sold one, sold land and still hold a couple of rental houses and a few plots. The big problem, in Thailand, is that you cannot own land in your own name. I have always put it in my wifes name, which is not without risk. The biggest profits are to be made on buying land and then selling it on. But for sure, Hua Hin is, and has been, and will be, a great place to invest. There are plenty of horror stories of people buying houses that are not built yet, so it is safer to buy houses or condos that are already built or build your own with a good local builder. We always use the same guy and he has been great. I bought my first house in Hua Hin in 1997, for 750 000 baht, lived in it for 4 years and have since rented it out and always find it easy to find tenants. Expensive houses and condos are much more difficult to rent out and to sell on. Land is the big profit maker in this area, especially if you buy a big piece and then cut it up into smaller plots. To give you an example, about 10 years ago I was very close to buying 10 rai of land in Bor Fai for 200 000 baht per rai. At the time, I couldn't imagine that area having houses on it. But now it is covered in houses and that same land was sold for 2 million per rai - really wish I had bought it, but didn't listen to the wife. I bought some land near Black Mountain and sold 1 plot for 5 times what I bought it for in the space of 2 years. 4 years ago I bought a house for 3.2 million, on a 30 year lease, so it could be in my own name - it still isn't in my own name! That was a mistake!
The market is slow now but good for bargain hunting. Hua Hin will be much bigger in 10 years, so you just need to work out where the city will expand to. The time to buy is always when the market is poor and the time to sell is when the market is good - the majority do the exact opposite! I have made some good decisions, in Hua Hin, and some bad decisions. All my bad decisions have come from listening to others and all my good decisions have been my own ideas or my wifes. I know many farangs that have made a lot of money investing and I know a few that have been burned. Everyone that bought land, held it and then sold it, has done well.
My plan is to build a few more basic, 2 bedroom houses, on a plot I own. Figuring on 600 000 baht for each house and rent for 8000 per month, which is a good return. As long as you keep the houses immaculate and paint them regularly, you will always find them easy to rent out. Hua Hin is full of farangs living on a small budget. I see my rentals as my pension and hope to sell my plots over the next 10 years for big profits.
I have another friend who has built cheap rental rooms (3-4000 baht per month) and he is delighted with the way it is working. Hua Hin is also full of Thais looking for cheap accommodation.
This topic is a little bit like the question "How much does it cost to live in Hua Hin" You will get lots of different answers, but the truth is - much cheaper than Europe. Can you make money investing in Hua Hin property? Yes you can, but you have to be careful. Take the time to find out what the vast majority of people arriving in Hua Hin want. Land is where you can make big money, and rentals is where you can make safe money.
