Does anyone know the procedure and costs for doing this, if it is at all possible? I know two people that have put land in their children's (luuk kreung) names by using lawyers and setting up a contract/trust agreement, one is a single parent so circumstances were different.
Anyone here with experience/advice on this procedure? As some may have read in this thread putting it in the wife's name is not possible without showing her bank book full of money ... which it isnt.

Officially not possible. A friend tried to do this for her son and was told to wait till he was over 18. Land has since been transferred as he is now of age.
Think the lawyer's office can only make some kind of contractual agreement that would actually come into force (and probably involve said office in actual transfer transaction) when the lad came of age?

I guess this is like a lot of other things here: ask 6 different Lawyers and get 6 different answers!
I looked into it a couple of years ago and was told it could be done but the child's Mother / Father / Legal Guardians name would be on the Chanote as a "trust" for the child until she / he reached the legal age. (which is also a questionable age in itself!) In the event that the "trust" wanted to sell it before the child acheived legal age, it would have to go to court. (by which time the child would probably be ready for the aged pension!)
I was advised to have it made part of my will, or the Gaurdains will, to cover it until the child was of age, and then, if still around, transfer it at that time.

As far as I understand, it can be done quite legally. I was going to transfer my half of the house to my children on the understanding that their mother would do the same. The court had no problem with this, but unfortunately the mother wouldn't agree so it didn't actually happen. The court did point out that if the property is in the children's names then it can't be sold until the youngest one has attained the age of 20.

I also read somewhere that if something happened to the parents and the child was still under the legal age then the next in line (Parents of the thai wife maybe) could do what they wanted with the land/property if it was in the interest of the child, this could be another can of worms. Mine field comes to mind. I for one would be very interested if this could be acheived.

Wouldn't it be still the same problem as with putting it in your wifes name in that the Thai child would also be seen as acting as agent for an alien?

Quite possibly, though I don't see how they can ask for a loaded bank book from a child especially if lawyers deem that this is not a legal requirement?

Perhaps this is bit about "if an inquiry reveals no circumvention of law" is where the problem starts:
"3.3 In the case where a Thai national with an alien ex-spouse who is divorced or has ceased to cohabit or a Thai national who is a minor child of an alien applies for entering into juristic act for the purpose of acquiring land, if an inquiry reveals no circumvention of law, the competent official will proceed with the registration of rights and juristic act."
