Well the office is still open (I was in there last week cancelling our listing) and there's even people in it. What there doing I'm not certain? Had my house listed with them for three years and they never showed it once?
Why is it called 'after dark' when it really is 'after light'?

Yeah, welcome to the Hua Hin property market. Any decently trained and motivated realty people looking for a new place to live would certainly thrive here. (sorry to a couple friends who are working the market here, I don't mean you, of course).

Same same no lets in over 3 years. Other agents in Hua Hin have done really well for us though

So it isn't just Samui where the property agents are a complete and utter waste of time then. hey all want the 5 percent commission but want to do nothing for it. You would think for 1.75 million Baht they would at least show a little interest. That is just the Farang agents. Don't get me started on the Thai ones. they wont even sell my house and land for what I want. they say too cheap. I try to explain it is cheap because I want to sell quick but it doesn't sink in. Every time a Thai agent comes round I'm told by the missus not to mention price or how much land. I need to put my foot down but don't want to fall out with her.
I just wish I could find an agent that actually had customers with the money and wanting to buy.
I never forget a face but in your case I'll make an exception!

I contacted about 10 agents to list my house. Only 1 showed up to actually look at the place and suggest a price. Some of them made appointments and never showed up or even had the decency to call and cancel. The rest just wanted pics so they could put it on their website.

Even after emailing them the pics and a complete description, most didn't even bother to post it on their site, despite repeated requests.

There is no regulation or governing body here. No ethical standards at all.

If I want to list a property in the west, the agents would be racing to my door.

Looks like I finally have a buyer, and will gladly pay the commision. A Thai lady agent has a buyer and the agent is only asking for the standard 3%. 3% has been the standard in Hua Hin for a long time, yet most of the falang agencies here demand 5% and will do nothing to earn it.

The majority of them are a complete waste of time.

I had one agent here on Samui email me to ask whether I would like to pay 40,000 Baht to have my property in the next issue of their magazine. When I asked wasn't this part of their job considering I am paying them just under 2 million Baht in commission to sell my property they appeared to be upset. This is a Farang agent as well not Thai

HHForum offers to list property for a small fee ... we take NO COMMISSION.

l went to a agent last week to get a idea what some land we own was worth. they told me to make my own price up they get 5% :shock:

Agents typically receive 5% of contract price for properties on new developments and after introducing you they do next to nothing. Example buy a property for 6m the agent gets 300k. When I bought my property I complained to the developer that I was getting no support from my agent, they said that is typical if I had bought direct from the developer he would have given me 5% discount with no questions asked.

Don't use an agent unless you really have to.

In my humble opinion there is absolutely no reason to use an agent if you are buying from a developer.

How about the brass neck of one I was using. His commission if he gets me a buyer for the asking price which is cheap is 1.75 million Baht. He called me to ask if I could pick him up and then go to the hotel his customers were staying and pick them up and take them to see the house and land. I then had to return them all. They were on the opposite side of the island so not as if just around the corner.
I don't know how anyone can try to sell high end property when their only transport is an old Honda wave motorbike. he came as a recommendation but after that episode was told I no longer needed his services.
