I hope I am not going against Hua Hin forum rules, If I have I apologize, this is unententional.
I have a 1200 square meter plot of land on a nine year lease, overlooking the beach in Pak Nam Pran.
I do not have the funds myself to develope this into a bar/restaurant. I am looking for a partner/capital investment to develope this into what I belive could be a very Big, Bar/Restaurant. I have full Alchol Liecence for the 1200 sq meter area. This is a project that would take around 500,000 Baht to develope into 2 very large, fully equiped, Bars/Restaurants,of high quality, of which 1 could be sold to return way over the capital required. If anybody is interested, then please reply. Pak Nam Pran is very up and comming area and I have one of the only beach front plots on a 9 years lease in the area.
The area is 300 meters south of the KBA Kitesurf School. I have already put 20,000 Baht of soil in, but it needs a further 30,000 to complete. I have had a quote today for 20,000 Baht to put 2 toilets and 2 kitchens, brick built.

This is a project that would take around 500,000 Baht to develope into 2 very large, fully equiped, Bars/Restaurants,of high quality,
Kitchen and bar furniture alone could far exceed that not to mention a building to house them :? ............I'm out as they say on dragons den.

Cheap structures in that area dont work, the weather is too severe. The idea sounds great but I would want a strong heavy structure that will last the lease out.

I noticed in June that a number of bars, restaurants and beach massage huts have been removed from the area directly north of the Evison resort. It's a pity as I'd been using one of them for years.

Just to let you all know, full information.
I used to own the bamboo beach bar, on government land. Xmas morning a storm came in and wiped me out. I totally understand that i was on government land, and when they decided to take this land from me, i was upset, but, understood, SHIT HAPPENDS. I have quite a bit of commercial equipment, for cooking. This project would be suiteable for a very openminded person, that is not afraid of a bit of work, input. Remember, Thailand beach front should not become a concrte jungle, the people that spend thousands to come here WANT bamboo/wood structures. I did explaine a 20,000 Baht cost for 2 brick toilets, 2 Kitchen/ 1 store room. The best I can advise, if interested, drive along and have a look yourself. The rent on this land is, as I feel, is very low.

Yes Steve, a BIG SHAME, Thank you for a little possitive input. They have now started building the new walk way along from the Beach House to that area, in a few years they might finish, as the palms get greased, they also get bigger, hence the long time. I have been told by the MAYOR, I WILL GET MY LAND BACK THAT I HAD. This is something I have been told since Xmas, LOL. But this is another story. Thank you Steve, it's a shame we all had to go

I am busy enough as it is! A concrete jungle is definitely not the way, sure you have learned a few things after that storm smashed everyone over christmas.

Thanks Jon, I need it, the luck, the energy might have to come from a few bottles of 150 though, i think in the last year i've had enough knock downs to last a life time. LOL. Have you seen the size of land I have, with chanute, liecense, etc,great spot, just lacking in funds, but i'm not gunna give up, not beat yet.
