I don't know how anyone can try to sell high end property when their only transport is an old Honda wave motorbike. he came as a recommendation but after that episode was told I no longer needed his services.

Not sure exactly how it works, but with the Thai commission seems to be 3%. When we were looking for some land we used a Thai lady and she was more than happy to drive us around to look and several plots. We eventually chose one and paid for it in cash at the land office, and the seller then handed 3% over to the agent. I say agent, but she wasn't an agent as such. Really just a regular Thai lady that new of a few people with land to sell. She was however very helpful.

We considered selling our place and I approached five well known agents, the property has now been on one agents web site for well over one year, the other four never placed the property on their web sites, one even requested me to pay for this aspect even though they would receive commission. None of the agents ever came to the property to view it, take photo's or write up the advertisement I had to do that for them. The only viewers I have had have been people I have found via discussions and placing small notices in shop/bars.
I have sold properties in UK, South Africa and Australia and with each after contacting an agent a rep was at my place in no time to take photos, write up the advert and advise how to dress the place up. They were all very proactive in selling the properties which all sold in very short periods.
It is a sad refection on an industry when agents act as they do here. I realize there must be good agents in HH and I apologies to them for taring them with the same brush, however in a sense it is up to them to get the rest of the industry to a good standard.

I totally agree - the agents here are utterly useless! [edited] was rude,aggressive & her being recommended by [edited] for properties under 25k per month rental -her reply was I only sell 25kbt up...don't waste my time & put the bloody phone down on me ! [edited] were awful -took them 4 days to sort out nothing for 20k-but [edited] sales lady & speaks good English...the rest were a joke-all talk until I went to view ..
The only straight efficient agency I found looking around for 2 weeks now in Sept in HH is Nationwide new office opp Hilton on corner [also Villa Market] [edited] -young S.African is on the ball & a really nice guy- no bull just says it how it is - worth a call [edited]
Eventually decided to buy as gave up on renting so bought 2 bed bungalow at Subthanee 3 resort off soi 6 as developer agreed to house us in one of his own 3 bed villas free of charge until the building work noise has decreased-2.3 m bt for 1 level 2 bed bungalow & 1.2m for 1 bed -good value !

The few sites I did try to pay to list it simply got me lots of emails asking for help to get millions of Dollars from a dead generals account.
The same guy asked whether I wanted to have the property listed in their magazine coming out next month for 60,000 for a half page.

HHforum and HHmedia offer paid listings and advertising, they are not real estate agents hence they do not sell property. All enquiries go direct to the owners, no spam, no commission, no BS ... how simple can it be.
Those interested fill in this form, those not go ahead and carry on griping.

I would turn your argument around. I am willing to pay anyone 5% commission for finding me a buyer which is 1.75 Million Baht. You would rather not list it for the commission and take 4000 baht ?
As said if the property and the land was in HH then yes I would consider it but it is here on Samui.

i have a friend who is selling his condo in hua hin the agent phoned and said someone wanted to see the condo but told my friend he could not be there when the people come to view they wanted to look at condo alone he said no they then offered him 10000 bht to hire the condo for the day weird they never did come to view

i think i have upset someone with this post it was said tounge in cheek and i understand the people the agents have to deal with are sometimes a nightmare sorry if it was taken the wrong way
