This Royal Garden Resort is actually a housing development on the road to the Banyan Golf Course or thereabouts.
I'm happy to say I've just had a phone call from a long-time member of this site and he has been ableto giveme all the information I need.

A lot could have changed in the 9 years since Barry asked the question!
It's the kind of place that you either love it or hate it, it's unique for sure.
Here are my thoughts on it:
+
Nice breeze and views
Should be no construction going on as all sold and built
Only 15 or so houses there
Houses have nice terrace areas
Low common fees
Easy to maximise living area by making use of space beneath the house
Have a friend that lived there for a while and he really liked it

Dusty gravel roads internally
'Mosquito trap' water ways around the roads, and large pond on the site
Traditionally hard to resell 2 storey houses (the one you mention been on the market for a LONG time)
Lots of wood to maintain
The houses get very hot inside
Empty land on either side of the project, which is good for now, but....?
Communal pool area a bit tatty but better than nothing
Style of the properties means they mostly lack privacy in outdoor areas
Not much in the immediate vicinity in terms of restaurants/shop etc, but soi 112 developing quickly

I live not far from this resort and have driven in there a few times to have a nose around - I have never seen any security. The houses are very open and I think they look nice. However, I'm not sure if the area under the house is included in the size of the living area and of course, there is little or no privacy. The perimeter of the resort has no hard wall, just wire fencing and as stated above the internal roads are gravel. The pool is just parked in the middle of a mass of concrete and doesn't look very attractive and is quite small, but a few houses have their own pools. I just get the impression that whoever developed it run out of money to finish the common areas properly.
The road this resort and a few others sit on is being developed as well. Opposite Emerald Green and near this resort incidentally, although on the other side of the road, some sort of development is under way and a bit further west, there is some small building work across the river and various other sites were filled a while back and will presumably be developed with whatever in due course.

I would suggest to go up the road to emerald resort, same side as royal garden about 500 mtres.
The community is run by the owners, they employ security and gardeners, no party houses, healthy pool of money to spend on upkeep of comnon areas , very few gated communities are actually run by their expat owners which make this community a comfortable place to live and preserves the value of your home.

Really nice place to live, actually my favourite housing resort I have lived in. The stone road has that lovely crunch as u drive in, most houses have had big gardens put in, this is important for privacy but anyone can spend some money and get a good garden.
