Villa Rental - Long term pricing?...

I am living in Chiang Mai right now but will be moving to Hua Hin permanently in May of next year... In looking online for a inexpensive small house with a pool in the front yard the lowest I seem to find is 25k/month on Facebook marketplace... Invariably when I contact the owner the are “booked” and suggest another or are set up for short term rentals and won’t budge on price if I offer 2-3 year lease

My question is are these prices 25k for small pool villa the going rate for long term 2-3 year lease?

Does anyone know of a place for rent long term small pool villa for ~20k/month - I don’t mind (actually prefer an older fixer upper with a larger yard - but must have a pool)...

Any help would be appreciated

I have booked a short term pool villa rental for Mar & Apr to come look around so even suggesting MooBaans within 20 minutes of Blueport would be helpful

Look on line. That's how I found my house. Ignore craigslist. If you or someone you know reads Thai, you''ll find ads for houses that are much cheaper for Thais than Farangs. Even in English there are decent prices available. I searched under; Houses for rent in Hua Hin.

Andy, put that same advert on HH buy/sell/rent FB groups, there's about 10 of them, you will get many replies.

yes price for house with private swimming pool is about 25k per month and up.

You always pay a premium for a private pool but without one, there should be no problem finding a decent place for 20k or less.

I think a lot of that premium is to pay a service to come in and clean the pool. That can be daily or weekly I guess, plus chemicals needed. I do my own but a renter isn't going to do that. The renter will pay for the extra electric to run the filter and water top up.

I have friends who have sold their house, and are now looking to rent instead. I'm quite amazed at some of the prices being asked. When they go to view, it's often as if they've used the Agoda photographer. Many of the photos were taken when the property was new, 10 to 20 years ago. I too thought it was a buyers market, but it seems the renters haven't learnt yet. My friends are making many pointless visits.

Yes, same experience. When you visit houses to rent, il is always diasappointing. And the price don't go down. Expect them to raise in the next months. And there are not "hundreds" of empty ouses to rent in HH. It is a dreamview. The problem is on the new construction market with many projects stopped. But if you visit mooban you find maybe less than 5% of houses unoccupied.
