Yellow book

Post by big jimmy »

Need some advice guys and gals...I have a blue book that came when I bought my house but it is in my company name and I know you can get a yellow one in the names of my wife ( not Thai ) and myself.... How do you go about it and what does it cost ?

The blue book is only for Thai citizens.

The yellow book is purely for farangs, thus your company should not be entered in the blue one.

Before you were able to obtain the yellow book in Hua Hin.
(Tessaban).

However, I heard that the only way you can get a yellow book now, is to go to Bangkok and arrange it through a lawyer.

I have also recently bought my house and have a blue book. Nothing was mentioned to me about a yellow one. Both my husband and myself are Faranges.
I wonder how much deeper the ocean would be without sponges

Norseman,

If the blue book is for Thai citizens and the yellow book is for Farangs, why should the company book not be blue, because all of our companies are "controlled" by Thai citizens who are the majority shareholders.

Is there a difference between private (Thai or Farang) owned and company owned.

Also, what benefits/drawbacks are there with each colour of book.

Thanks

Hi 2dandan.

You are quite right about the 51% Thai majority of shareholders, but you, as a farang company director, living in the company "headquarter" should have a yellow book.
I checked this out with both the tessaban in HH and the Home Dep. in Bangkok some months ago in order to help a friend.
I got my yellow book 3 years ago but have never had any use of it.
They say you'll need the book when you buy a car or a motorbike, but I bought my car, in my name, before I received the yellow book.
You will need a statement from the police that you actually live in the house if you don't have this book.

(It took me some good 3 hours endless waiting at the tessaban before they finally handed over my yellow book).

If you ever rent out your house, the renter, if a Thai, should have his name in your blue book or if it's a farang, in your yellow book.

If you however don't have a yellow book I really wouldn't care to get one because of the trouble and daftly requirement that you can only get this done in Bangkok.
BUT, the law is clear; a farang need a yellow house book.
I intend to live forever - so far so good.

You guys are lucky at least you have a boof all-beit maybe the wrong one.

Currently taking up to one year to get any type of book on new houses. This like so many other problems is due to the overworked underpaid Thai workers. Clarification before you all get on your soap boxes.

The land office has only inreased its staff 10% in the last five years, howmuch more work is there than five years ago?.

sorry i should have said, about 1 year after taking over the house we got a blue book, then it was replaced 9 months after with a yellow book.

i think if its a new house its pretty common for it to take a year, needless to say you can speed this process up wih soem cash in the right pocket if it puts your mind at ease having the book

Not really confusing Mack111.
You're supposed to have both books.

Thanks to all who replied..my information from another source says that it is easier to buy a car, get credit or a credit card if you have a yellow book as the yellow book has our own names in it rather than the company name ......will be in HH this week and will find out.....
