How much commission selling a house?

How much commission is normally asked of a foreigner sell in a house in Thailand to an agent?

As far as I’m aware, If it’s a proper agent the normal fee is 5% - if it’s just someone introducing you to the buyer it’s 3% - daylight robbery but that seems to be the going rates!!

I recently sold my house through an agent; 3%. It is negotiable, just get it down in black and white before signing anything!

Yep I've had a few that mentioned 5% so they were simply shown the door as thats a ludicrous amount for absolutely minimal effort. You can start at 3% but even that is ludicrous. I'd be surprised given there are about 14 million 'agents' in todays market if they refuse your business at 2%.

The only comment I’d make is that it’s so difficult to sell properties these days, many people (me included) would be willing to part up with 3-5% of x million, rather than try to squeeze <2% of nothing!!

If the agent gets you the price you want then you can factor the commission in. When we sold our place we told the realtor we want XXX baht after ALL expenses. It worked, I don't even know the commission they charged.

Exactly, we’ve been trying to sell our place through a mixture of people - some just “people in the know” who have contacts here there and everywhere - typically I say to them “I want x million in my pocket” so if I’m happy, I’m sure they will be!!

Yes, I did the same, but I do know what the commission was because the buyer told me.
I have just done the same with my Condos in Bangkok.

Has anybody recently had the good fortune of selling a property in the Hua Hin - Cha Am area, using an Agent that they can recommend? I’m more interested in finding a good agent who can sell, rather than whether I have to pay 3% or 5%. TIA
