No sure if the OP is still reading this but if so......

In Det Udon (just a short way from Ubon) you can pick up a rai of land for about 1000 stirling, but of course as a farang you can't own it. Of course many families up in the sticks would gladly let you rent some land from them and no, they are not all about to rip you off. The thing is.....if you're not Thailand wise you could find yourself facing a lot of trail and error. A very basic thai style house could more than likely be had for under 8000 stirling but it would depend on how much you expect to get for your money, bearing in mind that prices have gone up in leaps and bounds over the last few years.

For example, my wife and I paid half a million for our half rai here in HH soi 6 five years ago. Today the other half a rai is currently for sale at 3 million baht and the Thai owner won't even budge with her price. With that said, you can still get a rai in Prachuap for about 200K (baht).

Anyway, it looks like Randy is right in suggesting we've all scared you away. :shock:

Don't forget air con 'luxury' I think not.Factor around 50k plus for 2 units.Also Kitchen cooker micro and fridge plus washing machine sink and taps another 50k. The cost of pool equipment alone around 60k. wall and gates to surround your house at least 40k. This is already more than 4000 pounds. The cost of building around 9k per m2 for the basic roof and walls with aluminium windows including basic plumbing and electric. Pool stucture around 400k ( four thousand pounds) for 10m pool.
Don't forget tiles 99baht to 2000 baht m2. sinks toilets taps door handles...........I could go on. If your budget is limited rent. For example I presently rent a house 6 kms from Hua Hin on 1 rai of land for 4000 baht per month.No pool but next to a river!

I don't think you would be able to afford the street-light for £4,000 or the house; you might just manage the carport though!

I(and my girlfriend) are currently 'in the process' of building a small house in a poor little village near nakhon nowhere and i have to say that building a house in Thailand has been a stressful and frustrating experience, but it's a lot cheaper to buy or build a house in Thailand than it is to buy or build a house a house in the US.
It's difficult to find thai workers that understand the importance of using good quality building materials and doing good quality workmanship/construction, but there are not any building codes and zoning laws in Thailand that i am aware of, so there are areas in Thailand that are a real mess. :(

Welcome to the real world of Thailand Name Taken. My house was supposed to take 8 months and it took 2 and a half years to build with a 30% cost overrun. Plus, I am still fixing problems 3 years later that were created by the builder using inferior materials or cutting corners.

This reminded me of something that I've just had to fix throughout the house. Most plumbing is PVC until it reaches the wall where metal, threaded inserts are attached that you attach your hoses to that route the water to whatever you have, basin, hot water heater etc. One day water pressure started to drop in the master bath and no clue why as the pump was working and everything else seemed in order. Turns out that the metal inserts were made of inferior steel and as they corroded the bits dropped off, plugged the end of the pipe and stopped water flow. Replaced with brass throughout the house. This is a simple threaded male or female piece and the contractor probably saved less than 500 Baht by using the steel version throughout the house, but what a mess to replace them after the fact. When building a house a good motto is "when you think all is OK it's not, and it would be unusual for them not to cheat...". :shock: :cuss: Pete :cheers:

Nice baan nevets.... how many bedrooms/bathrooms?

I think the OP has been scared off and rightly so....
However while on the subject, Im almost married to a Thai, been together quite a while, Her family has 3 rai in Khao Tao... Mother's baan sits on 1 rai and other two rai are allocated to her and her brother respectively.

Soon to be mother in law has given us the green light to build on the rai which is allocated my fiance so... I am in two minds weather to build sooner rather then later, keeping in mind that we will be in Australia for the next 6yrs... Shall i build soon to save on costs or wait until we are ready to settle in Thailand in 6yrs time?

I would like to build a 4bedroom / 2bathroom farang home and have been trying to guage prices inclusive of swimming pool, air con, insulation, floor coverings, window treatments (same sorft of thing as what i would live in Australia... a western house) yet it seems not to be the easiest task, so any info on prices for a completed 4x2 would be great if anyone has already had thei home built in Hua Hin.

appreciate any feedback.

Cost of build as I already said around 9k per m2.Finish is up to you and can cost as much as you like. Pool cost of build depends on size. I have built 10x5m with spa costing me around 500k. The house I am in now has 4 beds plus maid room and 6 bath 15x7m pool 2 storey 250m2 and cost around 5 mil.
