This has not been unusual with rentals I have had in the past, albeit, my deposit has never been anywhere near what you have paid.

The reason for the delay has been waiting for water and electricity bills to come in, which have always been deducted before returning my money.

No offence but what possessed you to put down such a large deposit ? What does it consist of ?For that amount of cash a little cash to a friendly policeman would be the way to go for me.

86,000 Bt deposit!! A deposit this high would have been a warning to me that they were looking for a windfall.

Big Boy is right in that they could be waiting for utility bills, but more likely they are waiting for you to leave the country.

I would point out that the contract says deposit to be repaid when contract expires. I would not trust the agent. Some agents will try and pocket the deposit and tell the owner you have been repaid. I would want to speak with the owner directly.

i would imagine a reputable agent is unlikely to deal with shyster owners as they only cause headaches and damage credability. so the contract hasnt even expired yet and talk of getting the cops in. whats the rest of the story?

I wouldn't call the cops just yet. But I would make it clear that I expect the water meter and the electric meter to be read on the day of move out, and I would make it known I want my deposit back at the time of inspection when I give them the keys.

The utilities are sometimes used as an excuse to delay returning deposit, but an experienced agent should be able to read the meters and calculate usage and cost.
