Reading down this thread i was going to also comment that TOA paint and Captain Colors is shite used it on my place.

Yes, I agree that TOA is not generally a very reliable product, except the 7 in 1. It's a German formula and originally made there, and one of the highest acrylic content house paints on the market which is a good thing in this climate. Anyway, have used it on three houses now and no complaints after five years.

If you let a contractor here supply the paint, they'll water the hell out of it to save costs. Buy your own paint and instruct the contractor to follow the mixing and application instructions to the letter. Pete :cheers:

Well, the job next door is done. It's probably about 75% of what I'd find acceptable. I asked Mrs BB to ask how much for our house (with a few improvements to methods) - 48,000 Baht.

I've thought about it carefully, and IMHO this is a Farang Price i.e.:

6 staff for 4 days = 24 Man Days

24 Man Days @ 300 Baht = 7,200 Baht (14,400 Baht if doubled for generosity)

Paint - I don't know the cost of paint, but from what I've seen, it's a lot cheaper than the UK. (Over) estimate 20,000 Baht.

I can't get it to more than a very generous 35,000 Baht. That gives the guy at least 13,000 Baht for the priviledge.

I've decided that we'll do it ourselves (I'll sit back and supervise the outside areas to be safe). I'll obviously muck in with the internal areas, where nobody can see me. There is no rush, so we can do the work over an extended period. We'll get a lot more satisfaction that way, and I would guess a much better job.

Thanks to everybody for their help and advice. It is greatly appreciated. I'll probably be back with some 'silly' questions when we're about to start.

I bought some exterior paint for a wall last year and I think it was about 3,000 bt for the large sized 20 L tub. To put it on we gave a couple of the extended family from Issan a free holiday in Hua Hin!

When it comes time to paint our house we are building sometime next year there are a couple of things i will do.
Firstly i will buy a compressor and spray gun
secondly i will buy the best sealer possible/available
third i will buy a load of sealer thinners i will thin the sealer 2 parts thinners to one part sealer for the first coat
second i will coat it again with 1 part thinners one part sealer
and then a final coat of sealer alone
and if it takes an extra coat i will coat it again i will not scimp on sealer
then two coats of paint minimum
because i sure as hell do not want to try painting it again when i am 70 ish

^ It varies with the product to be used, but a rule of thumb is to let new concrete sit and cure for 3-4 weeks before sealing and applying top coat. I would think a lot of developers here conveniently forget this step which could indeed be the cause of paint peeling and failure after only a year or two. Pete :cheers:

Since a couple of posters have had a bad experience with Captain paint, I can only say that no other brand of varnish in Thailand comes close. Their paint might not be good, but the varnish is great.


Like other have said BB, preparation is everything. I might be wrong, but I'm almost certain I used TAO paint when I did our place, and as I've said, it's been eight years now and no problems at all. It is starting to look a bit rough, but only because of dirty marks and things which have been caused by our dogs (and kids of course).


BB, you will not get arrested for paining your own home. We have scores of policemen driving past our place all the time on the way to the shooting range, and I've never been bothered by any of them, not ever. Having said that, I suppose you could still use it as an excuse to get out of doing the work yourself. :thumb:

Pete you are correct
In my experience the Thais have this sehr dai attitude and just do not want to put in the extra cash to seal the job properly.
I will use it diluted NOT to save money but to get it well soaked into the rendering and make sure it is properly sealed that is inside and outside.
That is also why i will spray paint it

^ Yes, Dulux is what we used and it seems to be the best sold here from my years of experience.
My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

Our next door neighbour has gifted us a rain cover so that we don't get wet walking up and down the steps to our front porch, which I thought was very generous. When the builders came back to finish the job this morning, they were armed with paint and all necessary accessories to paint the house. They're now painting the house top to bottom - again, free of charge. Regardless of quality, this'll keep things good for a while longer :D

This one of the joys of (my wife) owning a house here - home maintenance always seems to be free or very cheap. :dance:

Jesus Big Boy, I think you were born with a horse shoe up your arse. Home maintenance for me here was never free (until I started renting) and in fact, usually ended up costing me more that it would have in the U.S if you consider that it was done wrong, had to be constantly redone every couple of months, something else was always damaged or broken during maintenance of a completely different item.....

I felt ripped off every time anyone did any work at my house. Two hours labor and they usually wanted 1k baht... etc.
