A positive thread about property

We like our house. Sure, nothing in life is perfect. But it's quite possible in Hua Hin to deal with nice people, rather than the crooks and larcenists that most involved with property are sometimes accused of being by some posters on this forum. The industry attracts some interesting characters, maybe a few of whom are good guys. Perhaps we struck lucky? Perhaps we did some decent homework? Perhaps a combination of the two? Or perhaps it's yet to go horribly wrong?
I hope we have another couple of years of being based here in England. After that, we're moving to Hua Hin.

I'm not looking to pry, just get a feel for why you have made a positive remark. I sincerely apologise if you have read my post, and misunderstood my motives.

As you stated, the additional information does enhance the credibility. Good developer/builders do need to be congratulated and recognized.
It is very important to name the good guys because in this town and on this forum it is forbidden to publically declare ones dissatisfaction with a builder.

Don't label me negative when I pass on some positive information about how things are in this town. I now quote from the newest newspaper in town, Loong Tuck's "Hua Hin Hot Line,' January edition.
BLACKLIST HANGS OVER BUSINESS OWNWERS IN HUA HIN.
"The Chief Judge ...has just released a highly confidential list of blacklisted individuals that will have their visa's and work permits revoked for bad business practices and/or criminal cases being filed against them."
Unfortunately the story contains this sentence. "The names will never be publicly released as they will only be meant for the parties involved."
Makes it a whole lot tougher to do that homework when "businessmen" the government is sanctioning have their names protected.
The news story goes on to say, "a foreign developer has had 20 consumer complaints brought against him by his customers. We hope the conciliatory committee will be able to rectify the issues and WISH THE DEVELOPER THE BEST OF LUCK IN THEIR UPCOMING PROCEEDINGS." (emphasis mine)
Say What!!?? How about wishing some luck to the poor unfortunate punters!! I don't get it. Could this be a freudian slip? I don't want to be negative on this thread so will leave it there.
In an article on property disputes Loong Tuck writes, "There are about 400 cases waiting to be heard at the Hua Hin Conciliatory Committee. In most cases new expats arriving to Hua Hin and acquiring property have been CHEATED by some of the foreign developers operating in Hua Hin."
Again, not my words, I'm just reporting what has been reported by the chief of the HHConsiliatory Committee. While it is negative, This is positively good information to know, don't you think?
With 400 cases waiting to be heard, I can understand why crazy 88 is looking for few good experiences, AS WE ALL ARE. So those with 'em please keep 'em coming. I would hate to see this thread end with only a handfull of positive responses. But its nice to have a context in which to put the positives. Not just gripes on the forum, but actual numbers from the municipality. I'm not a statistician but to be positive about your chances of getting a good builder in HH how many positives responses are needed to overcome the 400?
Looking on the positive side, I'm sure not all will be found "guilty" but Loong Tuck did positively say, "..most...have been cheated by ...foreign developers" and 400 is a big number.

I'm not sure if I'd get a ticket for Fratton Park - we've just sold the team anyway. Should get a good thrashing from JD's crowd tomorrow - I've actually predicted Plymouth 0 - 4 Southampton. Then again, my IKTS 'aint that good either!

I agree 100%, but its surprising how soon a few misinformed postings become fact in the minds of some people. I'm sure Lev will clarify, but to my knowledge you're pretty much right in your thinking, BB. Of course we try to weed out spam or developers /agents posing as satisfied clients to try to sell. With detrimental reports, if you want to name, you have to be able to show admin proof of what you're claiming. BTW, HHS, not everything written in some publications in HH is as straightforward or as helpful to Joe Farang as it seems.

I wrote a positive comment because I am VERY happy. Love the place, the area, (everything).
I dont want to mention the developers name because she was quite good to us with initial and after sales service. She is a Thai lady and we waited till the house was finished before we paid any money.
I have since heard some comments that she is a VERY tough business women. Maybe a bit untrustworthy.
All the negotiations were done by my wife and daughter which probably made a difference.
If anyone wants further info they are welcome to PM me.

We do need proof though if people wish to slander developers (which we had in the case above). What we also don't allow is blatant plugs and links to real estate websites - but I'm sure everyone is aware of that now.

During my time running a brokerage office I sold properties for at least 20 different developers .Here are a few that always went the extra mile for the clients .Far from seeing us as yet more competition these guys helped us out with advice on building suppliers,kitchen suppliers etc..One even allowed us to ride off of his enormous buying power for materials for the first projects.All of them believe in keeping standards high and prices fair .
SLM aka orchid homes .I personally sold 2 of these and have seen the owners around town and at the project many times .Both very happy .
Avenue 88,Ocean view,the courtyard amongst others .How many developers pick you up in person from Bangkok ,put you up in one of their completed homes (on a number of occasions in their own home) ? This one does .Now thats customer service .
Coconut Grove . I have never heard anything but glowing reports regarding customer service and satisfaction from clients of this project .Good luck with the new one guys .
Theres a few to start you off .Lets keep positive for at least a whole weekend if we can .Its a lovely sunny saturday in Hua Hin ,the beers getting cold in the fridge and the swimming pool is looking inviting .

On life in LOS on a saturday afternoon I suppose it does Caller .
On anything else I can assure you it is not .The developers are independent of each other and of ourselves .I have a beer with a couple of them occasionally .There are several posters on this forum who know all three of them and me .I am sure they will confirm this if asked .
Just wanted to continue a positive thread .
The one on relationships has made nice reading so far BTW

I have chosen to send you a pm before responding to your post .I understand that some people are suspicious of postings that may be attempts to advertise and promote their own business .It happens quite often as we all know .Hard job for the moderators I would imagine to filter the genuine posts from the false .Must be very frustrating for them .
Almost as frustrating are posters who run people and business' down in an attempt to further ,in some cases, their own ends .
Some just for mischief .
Others, in genuine and justified cases of grievance regarding poor service ,scams etc.. need to be able to voice opinions and experiences without being accused of trying to further their own interests in some way .
I started positive threads on 2 subjects and encouraged others to do the same on other subjects simply because a lot of discussions on this and other forums sometimes attract negative responses which often detract from the fact that this is a wonderful place to live .They can also have an effect on peoples personal lives ,stress levels and financial stability in some cases .

2 1/2 years ago I left my home on Koh Tao and moved here to manage a property brokerage .I have no complaints about those times as I did quite well and had a good time getting to know a new town and new people .Working for other people 9-5 ,however, is not for me .I have moved on .
IMHO 25% of the property I was dealing with gave me a WOW factor .
50% I knew I could do a better job of with the right team around me ( at least half of these would have involved higher costs .You cannot expect to drink champagne on beer money after all ) .
25% either mediocre,overpriced,tacky,too close together etc..
Yes I do still have RE interests here .We have a few land plots ,nothing too large ,some houses completed, some under construction,some sold . Building and selling houses en masse is not our bag .
Having identified the the need for more personalised and individual services over the last few years we have targeted that market both for Farang and Thai .
