Positive reports on property
Hi
I think that super Joe hits most of the points!
I could have done with this advice 2 yrs ago.
I bought out there 2 yrs ago with the help of my Thai GF and luckily it worked out Ok. I am more than happy with my purchase.
Prior to buying I did alot of research on Net, spoke to agents ( some good/ Bad) and viewed alot of developments speaking to residents and the developers.
I would recommend the following:
1. Rent first
2. Try and get a solicitor if poss ( But majority dont)
3. Get people you can trust ( Thai / Farang)
4. Do as much research as you can
5. Take your time!
6. Get a good Sales Purchase contract from your developer.
7. Remember alot of purchases dont include the Kitchen and hot water etc. Plus there will be Air Con and other add ons so think about the budget.
8. Land transfer taxes payable 50/ 50
9 Thai Co set up cost and who to use?
10. Visit the site daily if possible.
11. Stay flexible and remember its not UK standards.
12. Stay lucky!
13. Use this portal for advice!
For me the most important thing was getting people that I could TRUST!

You must have tghe crooks sturing.... Ka Mooi, come out where ever you are!
One thing to add. A good suggistion made to me was rent a holiday home for a month then look for a 6 month rental. I like that Idea.. Far cheaper that the HHH etc and you may get a chance to live in a prospective home even as a rental. Thatg will be my Plan.
Secondly, Escrow Accounts. thagt will stuf the boots of those rotton little Ka Mooi rummies. Anybody do one yet? Escrow Accts, I like that Who know what so far?

lawyer
Give tilleke and Gibs a miss. They were also recommended to me. super expensive. Some times you do not get what you pay for. The greek's frog lawyer ran circles around..... If you're looking for a fighting law firm able to suss out the opponents ploys, and play hard ball, DO NOT, repeat DO NOT .. you get the idea.Super Joe wrote: Or use one of the large, well established law firms from BKK like: tilleke and gibbins,

If you go to their website and read Lyman's Law for Lawyers, you will think you are getting a pit bull law firm. Think again. They talk the talk but....

The second time I did it on my own.

Re: lawyer
Have to agree with this advice, unfortunately. Had one of their so-called "lawyers" invited to Lumpini Police Station to explain his "insults", about a year ago. Their incompetence has cost me several million Baht.huahinsimon wrote:Give tilleke and Gibs a miss. They were also recommended to me. super expensive. Some times you do not get what you pay for. May you be in heaven half an hour before the devil know`s you`re dead!
Thanks Simon, I've only ever heard good things, but you've actually had first hand experience and you can't really dispute that.
The US Thai Chamber of Commerce recommend them and this is what the NZ Thai CC say:
The French one you're talking about, whilst he's on the other side to you would you say he's good ? Does he know the law without asking a Thai colleague everything ? I've thought about using them before as meant to be one of the better one's in HH.
Cheers,
SJ

Trouble I've had with companies over here is you go in and get given some inexperienced bod while there may be some top people in there.Founded in 1893, Tilleke and Gibbins is one of the largest independent law firms in Thailand. The firm has a track record extending more than 100 years. More than 50,000 corporate and business clients from over 100 countries are currently sending a wide variety of work to the firm. Tilleke & Gibbins has long been recognised as one of Thailand's top intellectual property firms.
The firm has been the reviser of the Thailand and Vietnam Law Digests for Martindale-Hubbell since 1995 and 1997 respectively.

Joe,
Just cause its written, it aint necessarily so. Just recently someone else told me they had been greatly disappointed in TG. Called them a bad name.
I did not have an inexperienced boob, I had what got promoted to co managing partner. Ms X. The geek had offered us 9 million settlement on our disaster 2 years ago. We hired T&G. The frog ask X if she would do them the favor of drafting the settlement agreement. Remember it was they who made the offer to us. X did nt tell us it would could cost us several hundred thousand in fees for her, a top dog lawyer, at 10,000 beans/per to write up this settlement agreement. Everytime she wrote it up, the geek asked for changes, Never did she say, I think this guy is just string us along. She kept revising and rewriting. We dropped nearly 500,000 on them. When I told Lyman his pledge on the website was that if they didnt do premium work for their premium price, he wanted to know about it. It said something like if you dont get premim work you dont pay. I said the frog lawyer conned your girl into doing his work for him and it cost us a lot. How about a refund as per your statements on the website. 555 He said there has never been a complaint against ms T in 13 years. I said, thats a good record, but no one is perfect she blew this one. 500,000 and no settlement signed but rewritten many many times. Mr avid Lyman said she did just fine. If you think we did bad SUE US!!!
Give the frog a miss too, what's that saying about a dogs hind leg? He is/was the greeks beagle. Maybe they sue each other now. the frog got involved in the salads land deals. messy messy do you remember Green Scape? Like everyone who gets invloved with that olive, it aint long before the moneys gone and you left with millions of baht worth of excuses. Some Bumrungrad execs put money in that one and the frog got some other frogs to pony up. Thats still in the courts I think or working on settlement agreement these years later
I've not had good luck with builders or lawyers, in LOS. But I did get a well dug and its putting out plenty of clean, clear water.
your buddy, Si
