^ What can I say  ...no omissions and no errors, she just talked to them on Friday. I rest my case about different rules or different interpretations, just like Immigration it seems  . Pete

You're right Nereus per the below article. Seems she was given bad info. If officials don't know the score, who does? Pete

".......Sometimes the property is exempt from specific business tax. It's exempt when:

- The seller has held the property for more than five years.

- The seller's name has been registered in the blue book (the official document showing a registered address in Thailand) for at least a year.

Assuming the property in our example is not exempt from specific business tax, the land office fees would be 2% of 10 million baht, the appraised price, or 200,000baht (10,000,000 x .02 = 200,000). The specific business tax would be 3.3% of the actual purchase price, or 495,000 baht (15,000,000 x .033= 495,000). The total payable to the land office for these would be 695,000 baht (200,000 + 495,000). These are, of course, in addition to the amounts withheld for the seller's income tax mentioned in an earlier column.

There's an additional fee, for stamp duty, which will be discussed next week."

Just paid house tax on our property. This year plus last four years - totalled 90,800 Baht. Property is owned through the company route and went to the people who do our accounts to ask about it. The lady there produced a map of the Hua Hin area and a list of different house types (in Thai). HH is split into 3 zones - Zone 1 runs down the coast to the east of Petkasem Rd and is the highest rate. Our house is in Khao Noi area and is listed as Zone 2, then Zone 3 starts from the middle to the southern half of town.
Rate in Zone 2 for a two storey house, plus pool is 18,000 Baht per year (15,000 for the house, 3,000 for the pool). Ties in with what I was charged in the Municipality. Annual fine of 200 baht for late payment.
My sister-in-law lives in Khao Tao area, single storey house with pool, 7,500 Baht per year..
