You asked if hanging such signs is NORMAL? I don't know Joe, but I can tell you I wasn't smart enough to think of this myself. I got the idea from splitlid on anothr thread about utility mongering.

a friend of mine had similar problems in Bangkok on their estate but with the roads and communal recreation areas not being in place. the developer refused to do any works.

the community got together and made banners advertising their homes for sale, but on each banner they stated why they were selling. ie. developer not supplying the promised goods.
they had no intention of selling BUT anyone viewing the development to purchase a house from the developer were quickly put off by all the for sale banners!!!!

the developer rapidly changed his game play!

solving

Post by huahinsimon »

Hey Joe,

Great to know you are a developer and have attended the meeting Peter talked about. I'm sure you will have many positive contributions. :thumb:

Speaking of contributions you have offered me several on how I can solve the water problem myself and the things I have done that are not normal.

How about being fair and balanced and offer your amigo, one of the biggest devs in HH, some suggestions on how he might solve the problem, after all, he created it. Me being abnormal and having a lously personality not qualifying as a reason to turn off water, or is it?

BTW being a developer yourself, what kind of a water system would you put in for these homes: size of holding tank, material its made of -stainless steel or other, pumps and piping system you would use? What is your standard?

You also said I as a "possessor" have an obligation to mitigate the water pollution or if I use it and get sick, I have no complaint. OK, fair enough.

I'm off the system. But 4 other houses are still on it and they know of the water qualaity situation. One home gets rented out. Now who has the obligation to clean the water tank and test the water? Aussie Mark and the other owners are away.

Once again all the way from SUNNY FREINDLY Australia

HHS as Im the only one trying to sell my property at the moment I dont see the funny side of your signs at all To put it mildly Im really pissed off and would apprecaite you taking down those signs
As I think I commented early the developer in question has been extremely helpful to us alll of the time(maybe this is because as I tell my 8year old if u want respect u must show respect and treat others the way u want to be treated) .It just makes me wonderer how vindictive some people like you are Surely u would bite the bullet and try to make peace with him .Or are u so bitter and twisted that its beyong that, or is your Yankie pride or your thick skin to proud for that
I always believe there is good (big or Small ) in everyone but listening to u and HHD rave on and on its really getting a bit sad I feel

Yours in us Aussie's r always friendly because lifes to short to be bitter Aussie Mark

All construction contracts should include a "Defects Liability" clause in which the Developer promises to rectify any latent defect within a set period after the construction is handed over to the Owner. This period is normally 12 months.

A defect in the design of the water supply which prevents any of the Owners receiving their share of the communal water supply, provided this supply is a part of the construction contract, would be a defect under this clause.

Ownership and terms and conditions for payment of this water supply should also be clearly stated.

Because each party may wish to sell their property at some time or other, it is in the best interest of all parties to a shared resource to jointly resolve any dispute that either of them may have.

Where a single source of water is concerned this may include joining together to buy the source from the Developer at a fair and reasonable price, should the contract not provide otherwise.
