Thai Wifey with forgien name has house on HH but does not live there nor does she rents it out. She and family visit now and again.
Also has shop house but empty and no rent form that as well.
What taxes does she have to pay pls?

I can now confirm that the government in Bangers have not issued any new increased prizes or costs for this year.
What you paid last year is what you have to pay this year.

So a falang who lives here sav 6 months a year, does not rent it out and has no other Tbai property pays no tax.

Having followed this thread from the begining we were quite interested to get as much info as possible as my Thai wife had received a letter from the tessaban,sent to her parents house as we were living in the UK at the time, telling her to go and pay house tax.
The house and land is in my Thai wife's name (with a userfruct agreement for me to live there till I die) and its not rented and not in a company name, so we were a bit worried how much we would be asked to pay when we went to the tessaban.
Anyway the upshot of it all was she had to pay 5 baht for last year plus a 20% penalty (1 baht)as we did not pay it last year and another penalty (1 baht).... total amount due for last year was 7 baht! And for this current year she had to pay 5 baht! So a total of 12 baht for the two years..... phew what a relief that was when my wife came out and told me! My wife was so impressed she asked if she could pay for the next five to ten years in advance! but they said no.
So if the house is registered in your Thai wifes name and is not rented out and not in a company and she only has the one house, then the tessaban tax will be very minimal.
Size of the property and land and swimming pool does not matter in this instance.
The only other question they asked my wife was where is the location of your house, as we live in the samorphong area, near the new immigration area might have made it a little bit cheaper.... but we did'nt bother to ask!
The only documents they wanted to see was her Thai ID card, tabiab bahn and chanote certificate.
All turned out very well and quite simple.
Hope this helps other on here who might be getting worried as we were!!!

Does this "tax" apply to undeveloped land also? Mrs buksi has a small plot about 2 kilometers from town center. Should we be expecting a letter/demand? I can just envision a bunch of blank faces if we rock up in Prachuab with the chanote to enquire about it.

We are not sure if it applies to an undeveloped plot of land which is owned by a Thai..... best thing to do is pop into the local tessaban offices in HH (first floor,finance dept or gong klung I think is the thai) and just ask.... apparently not everyone gets a letter, its up to thais to make sure they pay any local taxes before May (for the house tax at least).
My wife said they were very helpfull in the office and would be able to give your wife the correct advice.

Great info Vistana, and possibly confirms what I posted earlier about exemptions if owner-occupied as primary Thai residence. Also can I ask if your Usufruct was registered with ot without a value attached to it, ie: a usage charge to you the end user? And did they already have that low bill ready for your wife, or did they decide the amount after finding out your situation for your wife?
No not this 'Land and House Tax', but the other one I mentioned earlier in the thread,the 'Land Development Tax', sometimes referred to as the 'Local Development Tax', would. It specifically relates to undeveloped land, and taxed on the land offices 'medium' range of land in your area, (ie: don't matter what you paid or it's current market value), the tax rates are between 0.25% to 0.5%, depending on location and classification, whatever that means, but double these rates upto max. of 0.95% if land is unused. Your wife should enquire about an exemption though, as one of those listed is 'Animal Husbandry'. Ok, cheers, 0.25% of the land office value is peanuts so no problem. Just a bit concerned about going in to the Hua Hin office and offering to pay it after reading some of the posts here, wouldn't it be the equivalent of dropping your trousers, bending over, greasing up, and painting a nice bullseye on there for them (especially when they see mrs Buksi has a farang surname)? Hi Super Joe,
when the house and land was transfered from the developer to my wife we set up the userfruct with no value attatched to it as far as we can remember, we went to the land registry office and registered the land/house etc and the userfruct.... cost us about 1,000 baht ... one of the developers staff who was very knowlegable came with us and we were only in there for about an hour.

Yes there are some changes.
The increased price is a stunning 1 Baht.
For me - with a one storey house in zone 2 (Soi 88 Hin Lek Fai area) instead of 24 Baht/sq.meter it's now 25 Baht.
The town is divided into 3 zones.
Hilton and the inner-city area is zone 1
Between Soi 102 and and the border to Cha Am is zone 2, while zone 3 is between Soi 102 and Takiab.
Tessabahn is however having another meeting today I think, because the new boss in the tax office still regard farang (company route) house owners as if they don't live in their own house, but as they rent it out.
Therefore I can't say that everything is sorted out yet but I'll add 96 Baht to my last year bill and will pay the bill on the 23rd this month.
The increased price is a stunning 1 Baht.
