Hello,

I would be interested in selling my property and maybe build a new house on the beach, but i think the prices of the land are really expensive there.

What are the prices for beachfront lands in hua hin, tao takiab or pak nam pran ? It is possible to get something cheap as there is a lot of plots with nothing on it or they are all overpriced ?

Maybe it's really cheaper if it's not the "real" beachfront plot but another one really near ?

Any advice ?

Hua Hin beachfront is out of reach for all except the really rich.

I'm not in that category.

I believe the huahinafterdark is overpriced for farang, no ? Like all of these real estate projects superoverpriced in Hua Hin.

Near my home they are selling some homes for 6-7 MB but they worth less than 2.5 to 3.5 MB. All of the thai people who live here think it's really overpriced for farang. They asked the price and the builder quoted a very different amout for them.

Same as the land plots, if you ask any thai they will tell you 500 000 to 1 MB (in my area) if you are thai and 1.5 to 2.5 MB if you are farang.

Well, i think they try thinking we are tourists to make some good money.

I was looking at the beachfront plots on internet in english websites, the prices are really expensive. That's why i asked, maybe some of you know's the real prices as i think it's overpriced too on internet.

beachfront land in hua hin the last i heard was 45m baht. and that was 2 years ago.
so now it probably 60m.

dont believe that you can get everything cheaper just because you think it should be cheaper.

a thai will charge a thai exactly the same price.

Dual pricing is always an issue anywhere in Thailand Johan, and it's something you accept for the privilege of living there I'm afraid!
The mark ups on day to day items don't make too much difference to most farang, and the longer you are there the less you are asked for 'farang price' anyway.
But as long as there are a few farang willing to pay inflated prices for land, who can blame Thai owners for trying? Sometimes they will get lucky, but if they don't they really aren't too concerned IMO. These days of course there might also be an element or two of pricing farang out of the market altogether. Actual values don't come into it at all. :naughty:

I think you'll find that it is the town that is overpriced, not the websites.

All they do is reflect the market prices for property and display what the owners are wanting for them, you'll find the same rates on Thai property websites for Hua Hin too.

If you want cheap beach land you need to go further south such as here: http://bangsaphanproperty.com/ (same price for farang and Thai).

Beach front is expensive everywhere regardless of where you go.

My mother in-law has land very close to the beach in Huay Sai Tai (less than 10kms to Hua Hin). Near Blue lagoon.

Bit smaller than 2 Rai & title is for 1 ngan (not full title) you are looking at at least 7 million.

Surrounded by resorts and condos.

To get a reasonable deal on beachfront you have to go at least two hours south of Hua Hin. The land in the near surrounds (even not beachfront) is overpriced by about 10x.
My brain is like an Internet browser; 12 tabs are open and 5 of them are not responding, there's a GIF playing in an endless loop,... and where is that annoying music coming from?

I don't know if it's still the case, but several years ago there was actually a minimum price for beach-front land in Hua Hin set by the local authorities.
At that time it was 27m bt a rai and the idea was apparently to stop people buying land for houses instead of hotels and resorts as a house doesn't generate tourism revenue and employment on the same scale as a hotel does.
(Or perhaps whoever made the ruling owns a chunk of Hua Hin beach!)

How do these prices compare to other Thailand hotspots? Is Hua Hin still less overpriced than Phuket for instance?

A plot (about 1/4 Rai with no house) next to our house on Naebkehardt Road went for 28million Baht in 2001, dread to think what it would cost now. I think a chap from Citibank bought it.
Maybe the closer the plot is to the palace, the higher the price.

All beach front land is expensive, a friend of ours has just sold a beach front property (just a house with no garden) in UK for 1.75 Million GBP and it was only on the market for 2 days. :?
